Oversee the daily operations of eight affordable housing properties in Austin, Texas, and neighboring cities.

Supervise day to day operations of all communities in my assigned regional portfolio, which includes 15 conventional communities in Austin, and I have also assisted with the set up the 5 affordable housing properties in Dallas.Assist the President of Operations and Asset Management with financial and capital management, fostering relationships both internal and external to the Company and support strategic initiatives to drive revenue and reduce expenses. Established new GPR’s for the entire portfolio by raising rents 31% - 38%, while maintaining occupancy at 94% - 98%. Surpassed the Business Plan / Equity model by receiving year 2 Performa rental rates during year 1. Reduced delinquency from 22% to less than 2%.Accomplished complete exterior and interior renovation at all the communities in my portfolio. Implemented Value Add projects to attract new demographic on distressed properties such as splashpads, bark parks and spas, children’s activity centers, fitness centers, etc.The assets in my portfolio are currently undergoing or have already experienced a complete re-brand. Developed an extensive marketing plan to assist with the SEO, social media campaigns, ILS, reputation management campaigns, and direct mailers.Prepare annual operating budgets, monthly variance reports, and quarterly budget reforecast reports, and monthly regional audits. I have also managed the operating income / expenses, within or above the budgeted Net Operating Income. Bid all contracts and capital purchases, and enlisted, hired and managed all contractors performing capital projects.
