- Develop operating budget and financial reports. Provide monthly variance reports in accordance with the owner’s requirements.- Monitor and approve all expenditures making sure expenses are within budgeted amounts.- Personally involved with the collection of any problem accounts and supervise all collection activities.- Analyze and discuss with corporate staff all financial aspects of the shopping centers and office buildings, including capital requirements.- Assist in the analysis of insurable values and see that the center is adequately insured at all times.- Conduct regular physical inspections of the property, buildings and grounds.- Direct and oversee maintenance personnel, security staff, and vendors regarding needed repairs, routine maintenance and preventative maintenance items. - Assist tenants in accordance with their leases in the course of conducting maintenance, repairs, and upgrading their lease space. - Coordinate tenant’s construction for the shopping centers, and the office buildings.- Determine the type and quality of goods and services to be purchased and contracted for, as well as prepare and negotiate all service contracts.- Prospecting and negotiating new management contracts

-Handling all leasing and construction of facilities-Coordinating and overseeing all construction; requiring sufficient knowledge of construction to supervise and coordinate all construction work and ensuring that alterations / reconditioning / build outs are performed in accordance with building standards and local code requirements.-Prospecting new tenants and renewing existing tenants -Supervision of administrative and maintenance staff -Preparation of monthly reports of operation for review with owners, partnerships and banks-Preparation and audit of annual operating budgets-Conducting building inspections -Obtaining bids, negotiating and arranging for maintenance, repair, upkeep or reconditioning of property-Preparing and handling memos, correspondence, collections, agreements and other professional documents -Invoice coding, work order processing, and vendor contract preparation; working within MRI and Skyline.
