 Responsibility for acquiring / purchase of land  Have a good relations in BLRO, Revenue department and CO with the government agencies Complete pre and post land acquisition compliances Negotiate and execute registration of sale deeds. Execution of projects- on time, superior quality and with high levels of customer satisfaction. Conduct the land surveys and secure the possession of the land acquired. Resolve the issues at site and secure smooth execution of project. Liaise with the Govt. and Semi Govt. officials. Coordination with the land aggregators and landowners for timely acquisition of land. Ensure all legal compliances pertaining to land. Work independently to achieve the targets. Prepare financial reports including pricing, land analysis and market research Communicate fees to clients and determine the value of land areas Review land acquisition contracts and ensure contractual terms are complete. Maintain computer and technical skills to utilize databases and keep analytical records Examine properties that are not being used to their full potential and propose recommendations Acquire negotiation skills for negotiating land acquisition contracts Investigate land details and due diligence to determine eligibility for land acquisition

Job ResponsibilitySITE OPERATION Maintain infra uptime as per KPI. 100 % compliance on in-house / vendor PM RCA of failures/outages and corrective action plan to avoid repetitions Daily tracking of fault / service tickets and closure on time Fuel management and tracking based on SLA 100% Alarm integration / functional with NOC 100% Site Automation. Tracking of sites wise penalty and implementing plan for ZERO penaltyENERGY MANAGEMENT Site wise analysis of DG/EB/BB running and energy cost and cost reductions plans. Re-connection of all EB disconnection within SLA. 100% utilization of EB availability.SITES LANDLORD ACCESS MANAGEMENT Handling EMG issue for Airtel, RJIO, and IDEA Co-ordination responsibility for upgrade/planned event/other OPCO- installation and operational supports. Coordination with the Site Owner and Searching the Alternatives for the Site. Checking the Property and Authority Papers and Documents of the Owner to lease the site. Working with Operators. On the basis of collected data. Get Sharing NOC from land owners for operators,/customers as per requirement. Rent Negotiation with the land owner. Handle site issues like Local Issues and Land Owner Issues. Worked on providing Municipal/Panchayet clearance. Liaisoning with higher government officials for faster and fluent work.
