CurrentAs an Asset and Risk Management Intern at a non-profit organization, I have been actively involved in overseeing a diverse portfolio of 47 properties, comprising apartments, student housing, and LIHTC properties. Through this internship, I have had the opportunity to develop a comprehensive understanding of various loans, specifically multifamily housing loans and those offered by Fannie Mae/Freddie Mac. My primary focus has been on evaluating the financial performance of these properties using key metrics such as Net Operating Income (NOI) and Debt Service Coverage Ratio (DSCR). By analyzing and interpreting these indicators, I have been able to assess the profitability and debt-servicing ability of the properties. This analysis has empowered me to identify areas for improvement and devise strategic solutions to enhance the overall performance and financial stability of the properties. In addition to financial analysis, I have actively contributed to the insurance claims process for damages sustained by various properties. This involvement has enabled me to gain hands-on experience in managing insurance claims efficiently and effectively. By coordinating with insurance providers and other relevant stakeholders, I have been able to facilitate the claims resolution process, ensuring minimal disruption to operations and financial impact. Through my internship, I have acquired valuable insights into the complexities of asset and risk management within the non-profit sector. I am eager to leverage this experience to make meaningful contributions to the organization's success while further honing my skills in property management, financial analysis, and risk mitigation.
