Full responsibility of a prestigious portfolio of boutique blocks across North London. This includes a full facilities management package managing all aspects of day-to-day maintenance including insurance claims across the portfolio as well as managing the accounts and bank reconciliation.

1. Maintenance Co-Ordinator Assessing the nature and the location of the problem and ensuring that the appropriate contractor attends.Creating a strategy with the contractor over the correct course of action: If there is a problem with an appliance, I will assess with the contractor whether it can be repaired or whether we need it requires replacing. Where damage has been caused as a result of a leak or an insured peril. I will arrange for the contractor to repair the cause of the damage, following which I will collate all the necessary evidence and arrange the documentation in order to make the insurance claim.Fire Risk Assessments and Insurance Surveys to ensure that the property meets all safety regulations creating a safe living environment for all the residents. 2. Major Works Co-Ordinator Visiting the site in order to identify the parts that require works. Carrying out SWOT Analysis on every site.When the block requires a simple internal redecoration, I will be responsible for drawing up the specification of works and tendering the project to the contractors.If more significant external works are required, I will liaise with Building Surveyors to discuss the works in order to maximise efficiency. In all instances, I will be responsible for overseeing the works and ensuring that the works are carried out to the highest standard. 3. Service Charges Identifying what services need to be provided.Understanding that the cheapest contractor is not always the most appropriate for the job and while it is important to keep costs down, it is critical that the quality is not impacted. Financial Planning by allocating funds in the service charge correctly and appropriately. Prioritising which works and contracts are necessary and which can wait. Prepare documentation and evidence for all insurance claims. Managing all utility contracts and ensuring that we are getting the best deals on electricity and gas.

Currently managing over 800 units in 45 blocks of flats across London and the South-East. Responsibilities include dealing with all leaseholder inquiries pertaining ranging from the purchase of the flat to queries over the service charge. Other responsibilities involve finding the right contractors for communal maintenance and dealing with all aspects of Section 20 Notice of Major Works from negotiating the contract to signing off the works. Part of the job is to deal with the insurance company and have recently won a payout for major building defects on a block in Cornwall. Have developed a good working knowledge of Qube.
