As Strategic Finance Director, Simone leads the Italian Capital Solution team, integrating Product, Development, and Finance across Lendlease’s Italian urban regeneration projects. His role focuses on capital market strategies, including managing acquisitions, disposals, joint ventures, and capital raising.

As Partner in the Real Estate Advisory practice, Simone was responsible for originating and executing mandates with clients operating in the “real estate space”, meaning real estate developers, investors, banks and financial institutions across a broad spectrum of consulting activities.His main areas of expertise / fields of activity, with a focus on large urban regeneration projects, were business and financial planning, strategic assessment / planning, market analysis and feasibility study, capital raising (equity and debt), M&A and distressed M&A, debt advisory, business and financial due diligence, valuation and financial modelling.

As COO, Simone was responsible for the implementation of the development project, construction, pre-commissioning, commissioning and operational readiness programme of the International Specialized Hospital of Uganda.The ISHU Project is a 370$m mixed private-public project for a greenfield development of an healthcare facility, currently under construction in Lubowa (Kampala), which includes a 266 beds specialized hospital worth of JCI accreditation, a 85 rooms hotel, a conference center, a training facility and accommodations for the hospital staff, for a total built area of approx. 120,000 sqm.

As a Director, Simone was responsible for the origination and execution of financial advisory and debt restructuring mandates across real estate and construction industry in Italy. In particular:- Corporate turnaround and operations improvement of real estate companies- Debt restructuring of housebuilders, property companies and real estate developers- Business Planning at corporate and portfolio/asset level- Market and feasibility studies- Asset and firm valuations- Financial Due Diligence and Independent Business Review (mainly on hotels and shopping centers) in M&A and refinancing transactions- NPLs portfolios and medium-to-big tickets transactions

As a Senior Consultant in Bain Financial Advisors, Simone is responsible for the execution of mandates regarding corporate turnarounds and debt restructuring. In particular he participated in a number of assignments mostly regarding the real estate and construction industry.He coordinates the team in the activities of business diagnostic and analysis for the preparation of the business plan. He manages the relationship with the company management, assisting them in the evaluation of the financial impact of strategic decisions and in planning short term and long term cash flows. He is also involved directly in the negotiation with bank principals and creditors in general.By working on these files, he broadened his skills portfolio with personal capabilities related to negotiation with managers, shareholders and firm’s organization. He also enhanced his technical skills on topics like operations and organizational behavior.

As an Associate in the Real Estate Advisory team, Simone assisted the National Real Estate Team Leader in the execution of a number of projects and corporate finance activities such as:• developing of business plans and financial models for feasibility study, financing of real estate development projects and debt restructuring purposes;• acquisitions and disposal of majority and minority stakes in real estate companies (activities include operation structuring, financial due diligence, target valuation, negotiation, SPA drafting and review);• acquisitions of commercial real estate properties (activities include tenancy status analysis, rent sustainability analysis and cash flow projections);• firm and investment valuations for fairness opinions and impairment test purposes;• IPO of the REIT of a major Italian banking group (main activities include the development of the valuation model for the estimate of the fair market value of almost 300 real estate assets contributed in kind in the NewCo by group’s banks, performance of sensitivity analysis regarding main market data and assumptions, development of the business plan for quotation admission test and management road show, prospectus review);• derivatives valuations with Monte Carlo methods (such as stock options plans) for financial reporting purposes.

As an Auditor in the Global Financial Services Industry Group, Simone participated in the audit of the financial statements (both for the accounting period and consolidated) of Arca SGR S.p.A., an italian asset management company with 18 billion of Assets Under Management, and Banca Italease S.p.A., a corporate bank listed on the Italian Stock Exchange.
