My primary goal in business is to enthuse everyone that I can about their affect on the environment. Even the smallest action of recycling a bottle, utilizing recycled products, saving the smallest amount of energy or generally being good to the environment will ultimately allow our planet to be inhabitable for years to come. Coincidentally I detest paperwork and do my best to automate most functions and use digital media whenever possible. My own children (and all of their friends) are being taught from the start "green" habits that will last a lifetime. From recycling to turning off lights. In contrast those that are not taught environmentally friendly habits will and do have a tough time making those adjustments once they are finally taught the “green” way to do things. As a commercial energy auditor, it frankly amazes me how so many do not know how much energy their machines use or how much the inconspicuous accent lighting left on 24/7 consumes. Just because it they are virtually silent or the lamps seem so innocently tiny they are still using energy which is hitting not only the client in the pocket, but the environment under the belt.I have been fortunate to connect with many experts in energy efficiency, environmental sustainability and utilities who are all ready to jump in and continue the push. As one of Build It Green's project managers, I am responsible for managing projects in California that provide building professionals with the technical expertise they need to build and certify quality green buildings. Among other programs, Build it Green houses California's most recognizable residential green building certification program, "GreenPoint Rated". Any residential home or community can claim to be built or retrofitted to green standards, but carrying the GreenPoint Rated designation guarantees the homeowner or prospective buyer that their home is both efficient & environmentally safe for its occupants and its community. Build It Green also manages incentive programs for several large California utilities. This is where we see a great boom in the industry of green retrofits and consumer awareness. Multi-family residential communities, including HOAs and apartments are benefiting greatly from the incentives offered by the utilities.

Physical, detailed inspection and quantification of commercial and residential owners associations including all assets owned by the association. Walked hundreds of projects, creating 30-year maintenance and replacement budgets for all assets known as Reserve Studies. Reserve Studies are required by the Davis-Stirling Act which is a group of laws that govern commercial & residential associations in California.

As an ambitious 22 year old, I was fortunate to fall into a position that was seriously way above my qualifications. HBM is where I learned the foundation of my knowledge of buildings, how a board of directors functions, maintenance issues, large project management and just how important establishing relationships with contractors, industry peers and my clients would become. My first portfolio was handed down to me by an exiting Vice President and was full of large homeowners associations riddled with every problem I could have never imagined. From creating extensive monthly management reports, to visual site inspections, the job was thankless and not well paying, but the best foundation I could have had to gain the knowledge base I now very much appreciate.

This was my first business oriented position. I walked in at 20, and made it clear that I could run the place, even though I didn't have clue what they did, and they believed me. At Studio Blue I received a crash course in the art of the classic blue print and the dawning of the digital era. The OCE brand equipment owned by Studio Blue was (and still is) state of the art. I was taught to print on every piece of equipment and then as an account manager, I created relationships with architects, developers and many corporate clients that needed to print large documents and high end color products.
