CMR is a Los Angeles-based real estate investment and asset management firm that targets development opportunities in major U.S. markets. My role within the firm includes:- Analyzed and closed seven investment opportunities (80+% of firm's AUM) by creating financial models, leading internal DD and IC processes, and negotiating with development partners- Asset-managed portfolio projects and led the sale/exit of three deals, all meeting or exceeding original underwriting projected returns- Created capital stacks and syndicated among different tranches of firm's investor pools; created offering documents (business part) - Headed fund raising activities among institutional and retail investors; led the preparation of handbooks and presentations

- Created and maintained Excel cash flow models for the firm and analyzed two new investment opportunities in New York City- Created pitch-books for project financing/re-financing with amount totaling $500+MM- Coordinated with three internal asset management teams and five external agencies to finalize 2014 annual budget for 10+ projects in New York, San Francisco, and Dallas in a timely manner- Created and updated the budgets in both ARGUS models and Excel spreadsheet that were presented to Group CEO, senior management, and financial institutions

I worked with Corporate Finance team in the holding company of Conde Nast covering Financial Planning & Analysis and Corporate Development functions. FP&A - I introduced a new methodology of profitability analysis for Company's 53 operating units, which was included in the 5-year plan. By looking deep into the expenses items and re-categorized them based on variable-vs-fixed status, I screened out the unprofitable operating units and presented to Company CFO about my findings and suggestions.Corporate Development - Conducting quantitative and qualitative analysis over e-commerce market leader / competitor / precedent transaction, I worked closely with internal teams and portfolio companies to segment the industry into 9 categories and presented suggestions on optimizing Group's strategic investments.During the summer, I also learned about Hyperion System and reconciled financial data between Hyperion and annul budgets submitted by operating units.

I created a master cash flow model for the newly established fund and conducted due diligence to analyze real estate investment opportunities in NYC with value totaling $900MM. Some other real-estate-related tasks I did during the period includes a highest-and-best use analysis for a potential project in Iowa in which I helped the investors figured out the best alternative of redevelopment and a market entry analysis for Houston commercial real estate.Moreover, to attract investment equity partners, I prepared project/fund teasers and attended meetings with potential investment partners.I also had the opportunity to experience a wind turbine energy project located in mid-west. Remodeling the project cash flow and estimating the tax credit associated with the investment, I communicated with the US Bank regarding project financing.

Our team, consisted of four student consultants, helped the clients setting the business strategy and launching roadmap for the client's new business unit.We communicated with client's founding team regularly to understand project objective and to update our findings. Together with the team, I conducted market analysis on potential competitors through cold calling and led one-on-one interviews / focus groups.We created a report and presented the client with suggestions on development strategy, business partners, and launching roadmap at the end of the engagement.

Special projects: I led a team of 6 in the process of financial restructuring for one of our portfolio projects when facing credit drought in China early 2012. Reached out to the syndicate and six more financial institutions, our team successfully secured $120MM to replace part of the syndicate and to ensure the capital requirement for project opening.Deal sourcing and due diligence: Besides leading cash flow modeling and financial analysis, I involved more actively in deal sourcing by talking with potential partners for new investments.Annual budgeting: I participated in 4 rounds of negotiation with operational partner regarding the annual budgeting for one project so as to achieve higher NOI, maintaining cash flow on the same level as projected per business plan.Asset management: I supported asset management teams in project pre-opening activities in which I reached out to potential tenants for leasing team and communicated with secured tenants for tenant improvement and move-in schedule, supporting the on-time opening for the project.

I worked under L Real Estate Advisors, which is the real estate private equity under LVMH Group. Reporting directly to Greater China Managing Director, I led cash flow modeling and financial analysis for existing portfolio projects and new investment opportunities.New investment deals: I handled 10+ cash flow analysis each year to screen out profitable ones. Conducting due diligence together with business partners and service provides, I built financial models from scratch and composed investment recommendations/memorandums to fund investment committee for approval.Existing portfolio projects: Keeping project valuations up-to-date, I regularly tested the assumptions in the models and discussed with fund senior executives. As the point of contact for both financial and operation issues, I maintained communication with investment partners, financial institutions, asset management team, project management team, and third-party service providers.Quarterly reporting with fund investors: I led market research and composed quarterly reports to update fund investors about general market trends and project-related progress and updates. I also coordinated project presentations at fund investors' visits.

I communicated regularly with Bank's existing clients for maintaining relationship and pitching potential products. Reporting to two Relationship Managers, who followed up in the process, I drafted deal proposals if the process moved forward.I also prepared presentations for the annual meetings with clients and conducted market researches on Industrial Group clients and the industry to keep the team up-to-date.
