Examine and review real estate title, including Title Commitments, ProFormas, Policies, and ALTA surveys. Propose and obtain curative solutions to potential title defects and encumbrances. Identify and evaluate title documentation, ensure effective title and survey coordination with internal clients and external companies. Prepare Site Control abstract summaries.

Represent the interests of Company across the United States in ordering and review of real estate title and minerals reports, title policies and special endorsements, and associated curative work;Develop and maintain executive-level relationships with select title insurers, agents and underwriters throughout the United States, in both national and regional offices;Running and performance of minerals reports where practicable and necessary;Assist in closing of Company’s sale or lease transactions;Scope and review land surveys; associated curative;Perform legal research when overseen by Company’s inside or outside legal counsel;Perform zoning, code, market, tax or other research;Review of various reports and studies and assigned project folders for completeness of due diligence and other materials;Represent the interests of Company in structuring and negotiating easements and rights-of-way, and, when and where necessary, options, leases, purchase and sale agreements or other forms of site control with property owners and their legal counsel, in-person and/or otherwise;Travel on behalf of Company where necessary;Maintain regular communication and accurate reporting with Company, and especially the Company’s Executive Vice President of Development;Work closely with Company’s internal sales, legal, production and project finance staff and other external Contractors throughout the acquisition and development processes, taking the lead and/or assisting in an advisory or collaborative role where necessary;Any other assigned task related to successfully originating, developing and bringing Projects to Notice to Proceed as required on a Project-by-Project basis.

Examine minerals, rights-of-way, surface title as related to installation of photovoltaic solar projects. Order and review ALTA and TLTA Commitments for Title Insurance, examine legal description, exceptions, curative work associated, along with determination of requests for special endorsements. Coordinate all matters necessary to move transactions to closing. Communicate between title company, surveyor, client, attorney(s), landowners and in-house staff. Liaison between title companies and surveyors; verify information, including applicable exceptions, ALTA requirements, and plat field notes. Perform state-specific legal research as to title, probate, minerals and zoning.
