I achieved market average occupancies of 92-95%, and an average rent growth of 4-6% during turbulent, and down economic times.I surpassed NOI budget goals; one of my property managers was recognized as Property Manager of the Year (2009), and one of my properties was recognized as Property of the Year (2010).I developed strong management staffs, realizing better than company average retention. Designed, developed and implemented security systems across the entire corporate enterprise, including security procedures and counter measures in Access Control, Alarm Video, application of CPTED (Crime Prevention Thru Environment Design) principals on all properties. Negotiated favorable pricing with reliable vendors; estimated savings ranged from 10% to 15% on contracts to $15,000. Developed and facilitated corporate security training programs with modules for New Associates, Leasing Consultants and Property Managers.
