Senior responsibilities include: • Overall management of allocated lease/property portfolio including general tenant queries, leasing, arrears and vacate arrangements.• Review and issuing to PMs of monthly compliance lists for action ie insurance, security deposit, lease expiries.• Review and consolidate weekly PM Leasing Activity Report and issue to client.• Preparing inspection schedule for entire portfolio and issue to PMs and FMs for action.• Manage Planned Property Maintenance schedules for residential portfolio.• Manage smoke alarm and gas heater servicing instruction, reporting and payment of invoices with Smart House.• Assist AM with updating, improving and setting new procedures for account.• Manage new leasing enquiries in allocated portfolio including market rent assessments.• Leave coverage for AM and general assistance to AM as and when required.• Assist AM with leave coverage for PMs as required.

To manage my allocated portfolio, around 250 commercial leases and 130 residential. • Overall management of allocated lease/property portfolio including general tenant queries, leasing, arrears and vacate arrangements.• Pursue active lease renewal strategy for allocated portfolio.• Liaising with allocated staff member on leasing matters and general enquiries requiring client instruction.• Ensure allocated portfolio compliance of insurance and security deposits.• Management of arrears on allocated portfolio including issuing of breach and vacate notices, VCAT applications through to completion, listing with debt collectors as appropriate.• Issuing of instructions to LA on new lease set ups, tenant on-charges, lease changes etc required.• Reviewing and approving rent review calculations completed by LA for in-term reviews.• Completing market reviews at least once per annum for all leases which are expired or expiring.• Ensure lease data accuracy in Manhattan for allocated portfolio.• Procure (as required) and engage external leasing agents to proactively lease vacant properties within allocated portfolio.• Work in coordination with FMs on allocated portfolio to ensure maintenance requirements completed in accordance with client and legislative requirements. • Assist FMs with tenant communications for maintenance and inspections on allocated portfolio as required.
