Executed against Service Agreement between Chubb and CBRE including managing Project Management, Facilities & Energy Management, Transaction Management and Lease Administrative for Chubb’s 3.3M square foot portfolio. Oversight of all business lines, ensuring contract compliance with criteria and performance specifications, development of annual business plans and capital budgets, driving saving initiatives and maintaining high client satisfaction at all levels by meeting key performance indicators (KPI’s). • Led team of 26 FTE including five direct reports. • Built credibility, establish rapport and maintain communication with stakeholders at multiple levels.• Developed a successful team through training, staff alignment and succession planning. Conducted performance appraisals, goal setting, hiring and terminating employees and performance improvement plans.• Developed ongoing relationships and create cross-functional project teams with internal and external partners. • Achieved real estate savings of $231M and reduced the portfolio by 30% or 1M square feet. • Mined $56.6M cost avoidance/savings. Responsible for budget development, variance and forecasting reporting: $3.6M.• Awarded a seven year no bid renewal from Chubb based on high levels of service satisfaction, exceeded real estate savings goals and innovative ideas. • Developed two programs that added value and ensured continuous service: - Expanded Facilities Management Services to Chubb’s 50 Branch offices through national CBRE vendor to service supplemental air conditioning units. Program generated $25K per year. - Developed a program to service and maintain generators and UPS systems generated $20K per year while ensuring continuous service. • Expanded Transaction Management services internationally to Chubb’s 70 locations over 850 square feet. Generated $38K of revenue and $18.7M in savings to Chubb. Updated existing service contract with international services.

Managed team as well as managing own projects; Strategic Planning, Project Management, Financial Reporting, Transaction support, FF & E procurement, Construction, Move Management, IT/Telecom, Audio Visual and Client Satisfaction for Chubb’s 60 locations, 3.6M square feet in the US and Canada.• Directed team of three FTE’s that managed 185 projects with a value of $67M and 3.8M square feet.• Accountable for the management of projects directed toward strategic business and organizational objectives. • Challenged current standards and staffing, the team recorded over $90M of cost avoidances.• Established operating procedures and developed playbook for the Project Management team.

Led and managed the execution of all types of capital improvements from project conception to project close out for national branch offices ranging from 3,000 to 100,000 square feet with a project value up to $8M. • Developed and managed annual capital budgets and reported variances; developed tracking and reconciliation of “estimate of probable cost” for projects; leading construction bid process and negotiating best price. • Identified and subleased approximately 125K square feet with rent savings of $15M.
