In charge of management office staff, engineering team and approximately 20 additional contract employees.  Review and analyze budget and expenditures for each project Conduct and oversee daily operations and monitoring performance to budget Develop and manage operating and capital budget while managing people over expenditures Ensure payments and adjustments are made in timely manner Review, analyze and approve change orders on projects Continuously interface with accounting and engineering department to review operating and capital expenses Lead a team 30+ employees that are assigned to operate and maintain the property Responsible for monthly reforecast of operating expenses and monthly reports for joint venture partner Ensure compliance with company policies and procedures, local and state codes and regulations and other governmental agency directives Submit RFP’s, compare received bids and manage conformity of vendor contracts Decrease operating expenses year over year by rebidding and negotiating service contracts Manage compliance with leases and client management agreement Show less
