Empire Rental Living is the new rental housing division in Empire Communities – one of North America’s largest private homebuilders having built more than 28,000 homes in 25+ years. We are a developer, builder and operator of built-for-rent single-family and multi-family rental communities in Georgia, Texas, Tennessee, the Carolinas and Ontario, Canada. With a pipeline to build and operate over 5,000 new rental homes over the next five years, our goal is to grow, innovate, and build the best communities in North America.

- Oversee property management, construction management and client relations for Northern California.- Act as subject matter expert for all local and state rent control laws.- Responsible for successful integration of multiple acquisitions, including client retention and product adoption.- Drive growth and KPIs for region promoted in venture capital pitch for Series C; closed $41.5M round.

- One of twelve founding employees building operations from ground up. - Partnered with Product and Engineering teams as subject matter expert to develop proprietary property management and accounting software known internally as Otto.- Built foundation to enable the majority of operations to run remotely using domestic and international workforce. Recruited and trained remote workers to handle operations of resident services, leasing, intake scheduling of R&M and utility management.- Locate, negotiate and execute contracts with all vendors including resident screening, electronic payment providers, landlord/tenant law firms, national and local R&M vendors, utility management, renter’s insurance.- Partner with marketing and business development teams to capture new customers (property investors).- Develop and oversee customer onboarding protocol for both organic sales and integrations of acquired property management companies into the Mynd platform.- Key operational leader whose successes assisted in raising over $77M in VC funding, expansion into 16 US markets and managing ~7,500 units.

- Employee of the Year Award, 2013- Department lead and one of 20 stakeholders retained to lead integration of systems, policies & procedures & training required to successfully close a $7.7B merger (30,000+ single family rentals) between Starwood Waypoint Residential Trust & Colony American Homes. - Led Property Management team through integration of 4,000+ homes during merger between Starwood Capital Group & Waypoint Homes in 4Q 2013.- Oversee national operations including Property Management, Utilities, Homeowner's Associations, Affordable Housing & Waypoint Rewards. - Manage communications, workflows & policy changes between corporate departments & over a dozen field offices in 8 states. - Responsible for developing technology within internal platforms (Salesforce, Yardi & Avid) to automate utility connections, manage monthly AP for 7,500 invoices & resident reimbursements.- Create strategy for Homeowner's Associations, design technology in Salesforce to manage information on several thousand of HOA's and Municipal organizations. Responsible for creation of accounting workflows for HOA dues/violations & municipal inspections, violations & liens.- Increased profitability, data accuracies & process efficiencies in Utility & HOA Departments through utilization of an international contract workforce.- Development, strategy & implementation of trademark Waypoint Rewards Program. Upon program termination in December 2015, led dissolution plan and communication with over 10,000 program participants.- Create, implement & monitor performance to meet or exceed national metrics in rent growth, resident retention, delinquency & bad debt. Responsible for reporting weekly updates and monthly results to the executive team. Close relationship to Operational Analytics team.- Property Management liaison in two securitizations, development and implementation of SOX 404 compliance & budget variance reporting to private fund investors.

- Partner with Regional Manager to oversee recruiting, hiring and mentoring/training of all Community Managers and completing annual property audits to ensure compliance. - Multi-site manage Northern California properties (4 properties, 2015 units) when a Community Manager position is open. - Manage daily operations of 941 unit Class A property and 19 direct/indirect reports. - Property of the Year 2008, Revenue Growth 2007 & 2008, NOI 2008, Expense Control 2008, Sales Team of the Year 2008. - Satisfacts Superior Customer Service Award 2007, 2008, 2009, 2011. - Assisted in development of Shea Propertiesʼ Business Manager Training seminar; speaker on financial analysis and reporting. - Analyze and approve all changes to rents for new leases and renewals, utilizing Yieldstar's revenue management system.- Oversaw $10 million interior renovation of 700+ units (up to 35 units per month), $2 million clubhouse/recreation room upgrade. - Maintain monthly delinquency of 0.10% or less each month.

Property Director (2003- 2006) Bella Vista Luxury Apartments - 634 units - Successfully managed 17 employees - Develop and implement interior renovation program with $17k per unit in upgrades - Maintained 95% occupancy during interior renovation with strong marketing and leadership of sales team. - Manage monthly delinquency to 0.25% of billable rents.
