Responsible for corporate and construction accounting. This includes the ongoing reporting of monthly and year-end financial statements and monthly construction loan draws to lending banks and owners. Oversees payroll and the job cost construction reports for Next Chapter Neighborhoods under construction. In charge of the year-end tax return preparation work for the owners and investors.

• Managed real estate accounting and financial reporting for the operations which include limited liability companies, real estate partnerships, and land investments.• Completed accounting system conversions of 50 entities to current cloud-based online accounting software, implemented ResMan's cloud-based software for apartment projects, and QuickBooks cloud-based for commercial properties and other owner entities.• Successfully coordinated the transfer of all income tax return preparation work to a larger regional CPA firm and worked with these tax professionals and advisors.• Completed tax modeling for federal and state income tax estimates implementing Federal Regulation Sections 199A and 199B and changes to individual deductions.

Corporate Controller • Controlled all aspects of financial accounting and reporting for a large commercial developer, construction management, and property management group of companies. • Performed day-to-day accounting functions, monthly financial reporting for a group of companies, consolidations, corporate budgeting, management reports, and information system integrity. • Coordinated and assisted in the annual audits and tax return preparation work with staff and outside audit and tax firms and oversaw the reporting for student housing and office building projects.• Along with staff involvement, did the accounting and reporting for all new development projects from beginning to completion. Includes initial development, cost accumulation, job cost, construction draw reporting, accounting system setup for initial and ongoing operations, and financial reporting to management and third parties. • In charge of training and maintaining a professional staff able to meet demands placed upon it by Century's management team and the contractual commitments to others.• Administered reporting and accounting functions during development, construction and operation of developed properties, including company set-up, initial accounting and the ongoing reporting of operations to the parent company and lenders.• The President and CFO utilized the technical skills of the Corporate Controller to prepare financial information required by lenders and other third parties on a GAAP and cash basis that assessed the feasibility, financial position and results of operations of a potential development project, particular company, segment or a group of companies. • For two-years worked as an accounting professional for two independent contractors of the Resolution Trust Corporation. • Home Fed Savings and Loan was the largest financial institution closed by the Resolution Trust Corporation with $18 billion in assets.• The contractors were responsible for the closing, accounting, and divestiture of assets from San Jacinto Savings and Loan, located in Houston, Texas, and Home Fed Saving and Loan, located in San Diego, California.

Oversaw recapitalization project for Allright Corporation that included Allright Parking Chairman, Jim Holland, and a foreign owner Ronnie Chan, Chairman of Hang Lung Properties located in Hong Kong. Allright Parking operated 1,800 parking lots and garages in major cities across the United States of America and parts of Canada; Hang Lung Properties purchased all the partnership interest from the owners of Allright Parking and setup notes using a federal tax allowed original interest discount rate, a tax investment strategy; personally prepared the financial projections presented to Prudential Life Insurance Company which secured a repayment loan. Results: The transaction secured a $50M loan from Prudential; Ronnie Chan used the proceeds to replenish a family land bank and pioneer development of Brand 66 retail mall shopping centers in mainland China.

Coordinated with the Controller and the Chairman of Century Development Corporation to construct financial models for sale of partnership interests in five mixed-use high-rise 6M square-foot office buildings in downtown Houston, TX. Developed and built financial models using a micro-computer that accurately evaluated the monetary consequences of selling these buildings under changing financial and tax scenarios; directed Grant Thornton's tax accounting professionals to verify models accuracy and explained the strategy, cash distributions, and federal tax payment requirement to executives who held limited partnership interest to the Chairman. Results: All executives benefited from their investments and Century Development Corporation made a significant profit from sales of the office buildings Allen Center One, Two and Three, Wells Fargo Bank Plaza and Four Allen Center.
