Real Estate Portfolio Management:Manage Conde Nast's Global Real Estate portfolio by keeping building operations under budget, finding cost savings, and maintaining great working relationships with landlords, sub-tenants and building management. Guide the portfolio while keeping Conde Nast's vision in mind. These goals are accomplished by negotiating and reviewing all new lease proposals, performing market research and analysis, preparing write-off schedules for abandoned space, maintaining building P&Ls, floor plan management, and space allocation/chargebacks. Other core responsibilities include supervising day to day real estate operations including oversight of a team whose core responsibilities are to ensure that rent, additional rent, opex and taxes are paid, tenant billing and communication, maintain leases and subleases, maintain and review all vendor and construction contracts, and pay all vendor invoices.Project Management:Responsible for the implementation of Conde Nast's lease management software (Visual Lease) as well as implementing floorplan and asset management software (Serraview). Coordinated one of the company's 1 World Trade Center internal restack which reduced occupied RSF based on new budgetary guidelines. Responsible for the turnover efforts of 550,000 RSF of expiring lease agreements. Leveraged time management, relationship building skills and team player attitude to coordinate multiple groups with eccentric personalities to accomplish big goals.
