Managing the day-to-day operations of a 486-unit condominium association, responsible for 800 plus residents. This involves responsibility for risk management, emergency preparedness, budgets, communications,, creating and managing budget forecasts, and negotiating contracts. I joined Collins in July 2020 when we were recovering from the first wave of the pandemic. My role has been to drive operational improvements that are in line with Covid-19 restrictions. With all of our residents consigned to their homes and frequent legislative changes, the workload of the general manager increased considerably. Protocols were overhauled and policies needed to be updated frequently.Fortunately, we moved quickly and worked to re-open the facilities safely (tennis court, clubhouse, pools, gym, library and business centers). I led the introduction of a new booking system to allow residents a much needed opportunity to exercise. We were the first association in the area to do so and several other managers reached out to me for guidance as a result. ■ My Key Achievements: • Spearheaded initiatives to ensure the safe re-opening of facilities before comparable premises. • Created and update operational policies and procedures to align with COVID restrictions• Combined projects to save upwards of 200K on project starting costs• Prepared and implement multiple-million-dollar budget in conjunction with the Board of Directors and Finance Committee• Worked closely with third party vendors, negotiated contracts and provided project management services on wide ranging construction projects• Incorporated technology to assist with project tracking and reduced office supply expenditure by 30%• Facilitated board/owner meetings, ensure compliance with association rules and mediating and conflict resolution

Managed logistics team, consisting of drivers, security, construction, water sanitation and supply chain staff. Oversaw and coordinated large scale projects in Papua New Guinea, South Sudan, Ethiopia and Sudan. Worked with diverse stakeholders in challenging conditions, spanning public health emergencies, mass casualty situations and natural disasters. ■ My Key Achievements • Set up and/or managed ongoing operations for field hospitals employing up to 150 staff• Collaborated with neighboring NGOs and the United Nations• Hired and trained approximately 30 logistics staff to assist with a measles vaccination campaign in the midst of a community outbreak. • Provided strategic direction and planning by identifying the dynamic needs and development of the project• Ensured compliance with all organizational policies and procedures, as well as local laws and regulations• Developed and managed logistics teams, and supervised staffing of security guards, drivers, and other key personnel

Assisted Program Manager to implement the BIA (Bureau of Indian Affairs) BAER (Burned Area Emergency Rehabilitation) plan following the 2003 Southern California fires affecting 11 Native American reservations, as well as the 2005 BAER plan following the Amargosa Valley, Nevada fire. ■ My Key Achievements• Assisted in the implementation of a BAER (Burned Area Emergency Rehabilitation) plan on tribal lands and Federal lands• Coordinated planning of 150+ remediation project sites across Southern California and Southern Nevada• Served as liaison with 11 separate tribal governments, the Bureau of Indian Affairs and numerous contractors• Tracked funds for a $5M budget, maintained a project database and prepared quarterly summary reports.
