Responsible for reviewing property valuations to ensure compliance with Federal/State law and Risk policy to ensure that loans secured are protected with adequate collateral value. Interact with field appraisers in order to provide a compliant and credible appraisal report, identify and elevate significant appraisal issues to risk management for additional analysis.

Over 11 years of experience in all facets of the appraisal industry ranging from planned construction to multimillion dollar custom homes. Experienced in real estate valuations of residential properties for banks, mortgage brokers, attorneys and investors. Primary focus since 2010 has been on collateral valuation consulting and assisting clients in comprehensive review of properties to determine compliance, appraisal fraud and/or unsupportable valuation conclusions. Experience includes GSE, mortgage insurance rebuttal, forensic retrospective appraisal review and bank owned REO appraisal assignments.

Managed team of Appraisal Analysts, analyzed and reported findings regarding appraisal fraud, completeness and compliance with FHA/HUD standards. Successfully defended Generation Mortgage Company against HUD Notice of Return, Post Endorsement Reviews and indemnifications. Monitored and recommended approval, measurement and recertification, decertification of AMCs and/or individual appraisers on a national basis.

Managed a team of 18 appraisers performing FNMA Due Diligence. Significantly Improved both quality score and relationship with FNMA. Responsible for the oversight of various valuation functions, conducted quality reviews in order to ensure that all work was completed in a timely and accurate manner in accordance with company and client specific guidelines as well as government guidelines. Worked in conjunction with the Manager of Quality Control to develop workflow processes while maintaining compliance with USPAP, FNMA, and other regulatory boards. Performed in-depth appraisal fraud investigation on FNMA loans to determine if there were issues that would have impacted the loan decision. Accepted a position with Generation Mortgage when Huron sold the FNMA Project to private investors on December 16, 2011.

Reviewed and analyzed multiple valuation products for adherence to sound appraisal theory and the practices of the bank’s Representation and Warranties – Claims Management division. Responded to repurchase demands from GSE’s, insurers and mortgage investors. Advised management on GSE negotiation. Reviewed and analyzed appraisal reports of outside vendors for efficacy of their value conclusions, adherence to technical appraisal theory and methodology governing residential real property, and adherence to the Uniform Standards of Professional Appraisal Practice. Seamless transition when Bank of America acquired the LPS Capital Markets Valuation Team.

National Internal Review Appraiser responsible for conducting administrative reviews of residential appraisals used by sellers/services to support lending decisions and determine if they meet Fannie Mae guidelines, U.S.P.A.P. and additional professional appraisal standards. Prepared repurchase demands on behalf of Fannie Mae.

Dual role as Account Executive and Staff appraiser. Performed appraisals and appraisal reviews throughout Metro Atlanta and was recognized as the “Appraiser of Excellence” each year. While Account Executive, revenue was increased by marketing to lenders throughout Metro Atlanta.
