Work with Property Management affiliate as well as company principal, legal counsel and CFO to develop ongoing asset strategies. Perform disposition analysis and prepare sales information.  Develop portfolio financial analysis and IRR Promote return waterfalls using argus cash flows. Assess the impact of e-commerce on retail tenant sales and occupancy. Perform Due Diligence on selected property acquisitions including cash flows and waterfalls. Seek out new debt, preferred equity and equity relationships for the company.

Source the acquisition of Multi-tenant Office, Industrial, and Retail properties on a nationwide basis. Negotiate contracts, perform Due Diligence, prepare financial analysis and Offering Memorandums and work with securities reps, attorneys, due diligence officers and investors. Selected as the buyer on 9 transactions totaling $437 million. Negotiated acquisition of a portfolio of 142 single tenant retail properties at over $200,000,000.

Source the acquisition of Value Added real estate with private equity capital sources. Target markets include California, Nevada and Arizona, focused on multi-tenant office, flex industrial and business park properties from $10 to $75 million. Member of the Investment Committee. Maintain industry relationships with brokers and capital partners.  Total acquisitions of 12 properties valued at $344 million. Negotiated contracts, developed Argus Cash Flow models managed close of escrow. Completed largest acquisition in company history, Orange City Square, $130,682,000. Entered San Francisco market after more than a decade with the purchase of Potrero Bus Park.
