Operations & Extra Works Manager
My position as Project Supervisor utilised my existing technical knowledge and professional experience to contribute to the planning and completion of projects within Royal Hospital Chelsea. It involved direct project supervision whilst supporting the Contracts Manager and focused on project management, H&S, site control and Sub-Contractor management. I worked closely with the management team and our client, attending financial and budget meetings and preparing cost analysis reports. I was responsible for the delivery of assigned minor projects and supervising major projects through daily auditing and checking progress by liaising with the project, installation and maintenance teams. This also included regular liaison and coordination with the Executive Director, the RHC Events team, Heritage Manager and the Residents affected by the works. I was responsible and accountable for both large and smaller scale projects from tender to completion ranging between £10,000 and £900,000 and working as part of a projects team with an annual works budget in excess of £3.6 million.Key skills include:• Maintaining oversight of all projects , writing regular reports and providing analysis on key elements such as project finances, issues and potential solutions;• Financial management, gross margin, budget control & invoicing;• Tendering and contract control and negotiations; • Review and understand client scopes and contracts ensuring proper reviews and planning is undertaken; • Editing scope as necessary and preparing a full schedule of works;• Dealing with variations and any problems on site;• Liaising with intercompany and external teams and customers to ascertain the project requirements;• Preparing cost analysis reports;• Direct and co-ordinate teams of Engineers and Sub-Contractors ensuring works are progressed in line with contractual requirements and within applicable industry standards; and• Ensuring all Health and Safety requirements are fulfilled.

The Maintenance Manager role is multi-faceted and requires a full understanding of the client's objectives to ensure excellent delivery of all services as required, together with a high level of technical ability so as to be point of contact for technical expertise and to act as deputy to the Contracts Manager when he is not on site. Key skills:• Managing all sub-contractors and ensuring there is no loss to client services as well as providing regular feedback the local management team and client; • Reporting to the Contracts Manager and signing off completed works to ensure contractual obligations are met. • Supervising all installation works, arranging site labour requirements and supervising all completion works such as snagging and defect lists. • Ensuring that all engineering operatives are trained to the required standard and in the core competences to undertake their duties; • In conjunction with the Contracts Manager, reviewing and updating the annual PPM planners to drive operational efficiencies within the site; • Managing all PPM and reactive building operation works utilising Plannon; • Managing all technical services to contract KPI’s and performance measures; • Overseeing critical systems management and maintenance, including HV / LV Power supplies, HVAC, Cooling systems, Fire Alarms, BMS, Standby Power Systems and LV Switch Gear; • Weekly, monthly & annual PPMs • Fault finding and maintenance on HVAC systems (CHW, LTHW, AHU & Condense), Dampers, Actuators and Calorifiers. • Dealing with breakdowns - at a critical site such as this, breakdowns need to be dealt with quickly and efficiently. A high level of initiative and critical thinking is often required. • High level of understanding on Building Management Systems (i.e. Trend, Metasys)
