As Facilities Manager of the 60-acre, 540 Town Home Apartments at Stony Brook Commons, First Realty Management’s largest apartment community, I oversee all areas of the day-to-day facilities operations. My responsibilities at multiple sites also include commercial spaces in the 16,000sf Stony Brook Plaza as well as working with the Condominium Division on an as needed basis. I function as Facilities Manager and Security Manager. I provide leadership and direction to an in-house Maintenance Staff of nine, along with a long list of sub-contracted staff members used for Porters, Security, and other daily operations. I select and manage the work of all external contractors. My responsibilities include prioritizing, planning and scheduling work, requisitioning, and maintaining stock inventories, along with setting and achieving high levels of work specifications and safety standards. I contribute to establishing the annual budget and work within that budget to accomplish the property's goals. I provide effective communication between all levels of Management, as well as with all customers, contractors and service providers. I take pride in my abilities to lead a team, as well as being a team player. I have had many assistants promoted to become a supervisory position for our company and a few more that have moved on to other Companies. I mentored these people on all aspects of their professional life, including Maintenance Management. I have had nothing in the way of compensation to offer the next person in line, nothing beyond the mentoring, training, and a whole lot of extra responsibilities. Leading a great team starts with hiring the right people, then finding a way to motivate those people and keep them motivated. Give them a voice, credit when they earn it, a push when they need it. As Field Superintendent for Clearwater Construction I was responsible for all field operations for as many as five Foreman and assigned crews. I had oversight of all building and remodeling projects,as well as all Hiring and Dismissals of Field Personnel. I directed all external contractors, worked with all inspection agencies, meet all building codes and standards for the City, and/or State the projects took place in. I determined stock requirements, oversaw scheduling, prioritizing, and planning. I met deadlines for completion of Renovations, Additions, New Custom Homes, and some light Commercial Projects.
