There will be building façade updates on the remaining existing buildings. The LEED Gold new headquarters building is 11 stories tall at 365,000 square feet and fluctuates in footprint between levels. The building mimics a cruise ship in its changing floor plates, horizontal striated exterior bands, terraced decks, and an undulating form. While predominately office space; the building also includes a double height lobby with LED Video walls and floors bringing a full interactive experience to the employee. There will be Bluetooth recognition of the employee and dynamic signage interaction welcoming and directing the employee. In addition, AV LED Video walls will be strategically positioned throughout the building. There will be a cafeteria, auditorium, and event space at the top level. The adjacent garage is 9 stories high with an athletic track along the perimeter of the top floor and a soccer field and half-court basketball court in the middle. The southern end of the garage transitions into a 2-deck fitness center with 2 decks of central mechanical plant housing the generators, chillers, and cooling tower. -

All were built as separate projects between 1960 and 1985. They were then converted into 110 Ritz Carlton Residences with a 5-floor parking garage and the 6th floor of the parking building having a pool, spas, and cabanas. All units were customized to the tenant’s specifications with sales prices between $4 million and $50 million. The campus includes a full property line dock with multiple boat slips provided with electric and potable water as well as fire protection. 8 waterside villas and 7 landside villas complete the project. -

Total guestroom occupancy inclusive of the Presidential Suite is 376 units. Moreover, the property houses a 24-hour flagship Walgreen’s and Tatel Restaurant. Scope of work included a complete roof change out, guest room and guest room corridors upgrades, façade renovation, and concrete restoration. MEP/Fx removal and replacement included the entire fire alarm system, addition of a DAS System, renovation of the Fire Command Center to include a new smoke control panel and sequence of operation. Additional MEP/Fx/Elevator/ change outs that were completed include 1.75Mv building emergency generator, 12 RTUs and AHUs, 78 Exhaust and MUA Fans, 411 Fan Coil Units, 11 elevators and all associated control and monitoring equipment. -

Special systems include CCTV, Annunciation, Telecommunication Systems, Security Door Systems, Fire Alarm (Traditional & VESDA), Building Management Systems, Baggage Handling System.The project is on more than 50 hectares and has a large infrastructure component consisting of an onsite Sewage Treatment Plant, Tricherator, Aircraft Re-fueling Systems and Utility Park with Chiller Plant, Reserve Water Tanks and multiple pump and generator systems, as well as an Air Traffic Control Tower designed by TYLIN International. The main terminal has a unique foot print designed by the UK Architects, Foster and Partners. Covering 80,000 square meters and 20 passenger gates with systems sized throughout the entire project such that a future expansion can be facilitated. The Construction Documents have been sent to procurement and I am transitioning to the evaluation, acquisition and management of the MEP, Fire and Conveyance Sub-Contractors as well as management of the Coordination Drawing Team. -
