Coordinate the hiring and training of site maintenance staff and oversees the adherence to established maintenance standards. Specific areas of focus include apartment turnovers, HVAC systems, life safety systems, landscaping, and work order completion. Prepare specifications and evaluates contractor's bids for capital projects and oversees the construction and closeout of the work. Also represent the company during property inspections by various funding and regulatory groups, such as MassHousing and HUD. Keep open communication with managers, maintenance staff, executives and vendors in order to bring about positive results for the properties and their residents. As a member of Winn's Maintenance Committee, participate in planning and instituting refinements to maintenance, training and procurement policy.

Duties included quantity take-offs, value engineering, purchasing, and contract preparation. Established and maintained relationships with subcontractors and coordinated between home office and field staff.
Participated in planning and management of capital and tenant improvement work (TIW) for five commercial sites totaling 2.5 million square feet. Analyzed projected levels of TIW and purchased corresponding level of materials needed to satisfy construction schedules and move-in dates. Managed warehouse facility and staff. Assisted in implementation of comprehensive asbestos abatement program.
Participated in start-up planning for water and ground transportation components of high frequency boat/van service between downtown Boston and Logan Airport terminals. Upon commencement of service, responsibilities centered on maintaining a consistently smooth link between boat and van operations to ensure a high level of service.
