Trade (Mep) Project ManagerPlaza Construction Llc Jun 2016 - Jun 2019New York, New York, UsA legacy project, ground up to completion of a very high end 72 story luxury tower located in Tribeca neighborhood of NYC, known as 111 Murray . This is a tall, 72 story residential luxury tower located in lower tip of Tribeca. I started this role in August of 2017. I made a transfer to this larger project from working on a smaller project for Plaza, at the request of my project executive. This luxury tower project had its challenges, but with full efforts by a very hardworking project management team, the project was a success. My role included managing the MEP trades and resolving multiple field constructability issues. I chaired the mechanical coordination meetings, and the MEP trades weekly project meeting. Mechanical coordination was performed utilizing BIM. During this project I developed an added management process in conjunction modeling coordination in BIM. The added system allows for easy tracking, logging into project minutes, and creating needed documentation on mechanical systems movements during the MEP coordination process. A real asset in determining change order entitlement for hard working subcontractors, or to clearly show the work is owed by the subcontractor. This project was particularly intensive with a highly sophisticated mechanical design and layout. The structure contains 5 full mechanical rooms, full scale operating BMS, with 3 separate domestic water heating plants. This project reached final TCO and completion in summer of 2019. My role ended at project completion which allowed me to smoothly move on to my next opportunity. I remain close to many Plaza workers and executives. -

Building Manager - Mechanical Completion SupervisorBfc Partners Oct 2009 - Jun 2012Brooklyn, Ny, UsStephen Vaughn relocated from Oregon to accept this position, and so came on board with BFC Partners to open the brand new luxury high rise in downtown Brooklyn NY. This new tower holds 240 Condominiums with amenities of a Interior 50' pool, Full Gym, Library, and Dance/Yoga Studio. The building also contains 550 ton chilled water plant and a 500KW power plant. Stephen was hired from Oregon due to his combination of a strong mechanical construction skill set, a back ground in power generation and was formally trained as a Property and Resident Building Manger. The majority of the new buildings operation protocol's were set up and written by Mr. Vaughn. Training of all building staff in cleaning, general maintenance and preventative maintenance, and on site building management responsibilities were all handled by Mr. Vaughn. As each condominium owner took possession of their purchased unit, a familiarization tour was conducted by Stephen pertaining to all the building services and unit mechanical features. The presentation was designed and written for consistency by Mr. Vaughn. Employment as the building manager began as the new tower was being finished out for occupancy. Stephen immediately began issuing mechanical punch lists to all trades, and noting lack of completion work items. Working closely with the mechanical design engineer of the project, Mr. Vaughn assisted the subs and foreman to complete the contract plans as bought out. The building contains very complex mechanical systems and many system start up aspects were directly handled by Mr. Vaughn. As the resident population grew, Stephen integrated 'Building Link' to the building. Stephen Vaughn was focused on solution based remedies to optimize performance in operational aspects of building mechanical operations for multiple properties. These systems were formalized and recorded in P/P manuals with clear cut guidelines, parameters, and objectives. -
