I am ecstatic in being employed by a top notch construction firm, whom I fully consider to be a true leader in our industry. MEGA Contracting leads by example and truly supports its management teams, including my own MEP department at MEGA Contracting. With such support, I am able to provide technical consultation to multiple projects, simultaneously. Serving as MEP Director - Technical services, I implementing management tools to effectively assist project teams in overseeing the construction, startup and commissioning mechanical systems of each building project. My contribution includes creation of a 'Project Lifecycle Sequence' program, covering all MEP aspects to assure quality installation and management of the MEP trades to a successful closeout. This includes extremely difficult Cx issues. I gladly participate in a trend setting program, known as 'MEGA UNIVERSITY' whereby, as a Director, I participate in teaching a group of eager, smart young engineers, in the MEP fields, with a new class each year.

A legacy project, ground up to completion of a very high end 72 story luxury tower located in Tribeca neighborhood of NYC, known as 111 Murray . This is a tall, 72 story residential luxury tower located in lower tip of Tribeca. I started this role in August of 2017. I made a transfer to this larger project from working on a smaller project for Plaza, at the request of my project executive. This luxury tower project had its challenges, but with full efforts by a very hardworking project management team, the project was a success. My role included managing the MEP trades and resolving multiple field constructability issues. I chaired the mechanical coordination meetings, and the MEP trades weekly project meeting. Mechanical coordination was performed utilizing BIM. During this project I developed an added management process in conjunction modeling coordination in BIM. The added system allows for easy tracking, logging into project minutes, and creating needed documentation on mechanical systems movements during the MEP coordination process. A real asset in determining change order entitlement for hard working subcontractors, or to clearly show the work is owed by the subcontractor. This project was particularly intensive with a highly sophisticated mechanical design and layout. The structure contains 5 full mechanical rooms, full scale operating BMS, with 3 separate domestic water heating plants. This project reached final TCO and completion in summer of 2019. My role ended at project completion which allowed me to smoothly move on to my next opportunity. I remain close to many Plaza workers and executives.

Mr. Vaughn served Cava Construction, which was purchased by Omni Build LLC, as the MEP Director. Mr. Vaughn supported all aspects of MEP installations, pre construction support, MEP VE support, all MEP related issues, and MEP management for the various ongoing construction projects. There were over 15 large scale projects in which Mr. please Vaughn managed the MEP issues. Majority of projects located in New York City and Brooklyn New York. Mr. Vaughn's responsibilities included overall MEP supervision of all ongoing projects, which included pre-construction, installation and build out, and the commissioning, equipment and systems start up processes. VE vetting of projects in preconstruction phase. Creation of leveling sheets that are applied as site specific and trade specific management documents to assure 'across the board'​ equality in buy outs within each MEP trade group. New building turnover - familiarizing Chief Building Engineer's and Building Superintendents of mechanical systems and operations upon building turnover. This included leading the 'hands on training' and teaching all technical aspects of the building systems and equipment operations. Liaison communications between our project managers and the architects and mechanical engineers of multiple projects under construction. Production of 'Two Week Look Aheads'​, 'Staged Progress Reports', 'Mechanical Leveling sheets' and other management documents to oversee and manage all mechanical aspects of the projects under construction.

Consult and manage operations of a 500 KW CHP plant, located in downtown Brooklyn New York. The cogen power and chiller plants produce power, heat and air-conditioning for a 240 unit luxury condominium tower which includes a 11k square foot fresh foods market located in the same luxury tower. Stephen has been involved with this plant, which has ran continuously in power production since November 2009.

Stephen Vaughn relocated from Oregon to accept this position, and so came on board with BFC Partners to open the brand new luxury high rise in downtown Brooklyn NY. This new tower holds 240 Condominiums with amenities of a Interior 50' pool, Full Gym, Library, and Dance/Yoga Studio. The building also contains 550 ton chilled water plant and a 500KW power plant. Stephen was hired from Oregon due to his combination of a strong mechanical construction skill set, a back ground in power generation and was formally trained as a Property and Resident Building Manger. The majority of the new buildings operation protocol's were set up and written by Mr. Vaughn. Training of all building staff in cleaning, general maintenance and preventative maintenance, and on site building management responsibilities were all handled by Mr. Vaughn. As each condominium owner took possession of their purchased unit, a familiarization tour was conducted by Stephen pertaining to all the building services and unit mechanical features. The presentation was designed and written for consistency by Mr. Vaughn. Employment as the building manager began as the new tower was being finished out for occupancy. Stephen immediately began issuing mechanical punch lists to all trades, and noting lack of completion work items. Working closely with the mechanical design engineer of the project, Mr. Vaughn assisted the subs and foreman to complete the contract plans as bought out. The building contains very complex mechanical systems and many system start up aspects were directly handled by Mr. Vaughn. As the resident population grew, Stephen integrated 'Building Link' to the building. Stephen Vaughn was focused on solution based remedies to optimize performance in operational aspects of building mechanical operations for multiple properties. These systems were formalized and recorded in P/P manuals with clear cut guidelines, parameters, and objectives.

All actions and responsibilities of Building Manager, including operating the Power and chiller plants of the building, direct management of all staff and management thereof. Worked in close communication between the builder/developer and the condominium board to work towards full opening and finishing of the property.

Marketing services to special trades contractors and general contractors. Marketing services included point to point sales presentations to end use customers. Finalizing each sale. Customer base build up. Construction management for duration of each project sold.

I commenced my position at Emmert International as the Senior Property Manager. I progressed and was elevated into management of all aspects of the Commercial, Residential and Industrial property holdings of Mr.Terry W. Emmert. Mr. Emmert held and still does hold, an extremely large and most diverse real estate portfolio. The property portfolio includes holdings in multiple counties in Oregon and Washington and also in Mexico. The holdings included real estate assets such as Health Recreation Centers, Large Ranches, a mid sized Hotel, Beach Front Condominiums, Vacation Resort Homes, Industrial Parks, Retail Centers, Single and Multifamily Residential dwellings which included large apartment complexes. I assisted in decisions related to the purchase, development , operation, and divestiture of such properties. I also handled the more unpleasant sides of the businesses which included being prominent in attention and responsiveness towards many matters of litigation. My work included communication management with City, County and State agencies pertaining to land use and development. There was also a high level of my involvement in many litigations with such agencies. I spearheaded the pursuit of merging compromise and resolution based proposals between our ownership objectives and the personal ideals of many governmental parties. Code, Zoning and Land Use conformance issues were always a required background of needed expertise. My duties included management of construction build out projects, renovations, commercial and residential evictions, court hearings, depositions, and consulting with the owner on the various sports teams he owned. I have maintained contact with Mr. Emmert since my employ with his organization. I have followed his successes and we continue to touch base with each other on an annual basis.

Resident manager of single family and multi family investment properties. This was a mid sized portfolio. Single investor under Jennings+co. Responsible to oversee all repair and maintenance to these properties. Scope of job description included rent collection, vendor services verifications and property construction improvements.

Full service electrical construction. Early installation of 250KW diesel generator power pack and transfer buss for Cascade Laundry, a very early customer. All aspects of electrical installations. Conducted electrical training program for all employees. Company grew to 15 workers and 3 vans. Work was performed in Manhattan and Brooklyn.
