Established the Capital Transactions Group (CTG) for Centerline. CTG implemented disposition and refinance strategies for 80+ mature tax credit and multifamily investment properties each year. Since 2003, CTG completed over 1,000 transactions with a total property value exceeding 2 billion dollars. CTG revenues grew from a nominal amount in 2003 to an average of 35-50 million dollars per year and provided a significant amount of Centerline’s net revenue. Centerline’s affordable debt and equity portfolio was valued in excess of 13 billion dollars. I was also responsible for creating and implementing new investment products and strategies from Centerline’s debt and equity portfolios, including the Fannie Opportunity Fund, the Affordable Housing Opportunity Fund, and Early Exit program. I sourced individual asset and portfolio opportunities for Centerline’s investment initiatives.

Established and managed the Capital Transactions Team (CTT), Chairman of the Capital Transactions Committee. The team successfully handled 30 workouts, 35 dispositions, and 15 refinancing’s per year for the Boston Financial/Lend Lease’s 8.5 billion dollar portfolio. CTT became the industry leader in unique solutions for workouts and dispositions of affordable properties. CTT strategies decreased workout costs and recapitalized portfolio reserves resulting in the repayment of tens of millions of dollars of accrued asset management fees. CTT started as a cost center, and by 2000 produced 20% of HCI revenues.

Established and directed a real estate advisory firm of 7 professionals that specialized in portfolio management, asset management and property management services for high net worth, direct real estate investors during the real estate recession. Bristol’s services included: real estate portfolio management and analysis, financial planning and risk assessment, debt restructuring and refinancing, property disposition, redevelopment, and opportunistic acquisitions. Successfully redeveloped and restructured failed shopping center, office and single family development projects.

Directed an asset management team that managed a portfolio of investments with an aggregate value of one billion dollars for tax exempt pension fund investors. Originated, underwrote and closed apartment, industrial and office investments in Midwest. The investment structures in the portfolio varied from fee owned to participating debt and development joint ventures. Property types included apartments, retail, office, and industrial properties. Responsibilities included: developing and implementing strategies on the portfolio, investment and property levels; property sales and financings; workouts, marketing and negotiation of property development and management contracts. The portfolio was the largest and most geographically diverse in the firm. Formulated and implemented appraisal and valuation policies for the firm.
