Explored avenues to develop new business and new partnerships utilizing all land and rail assets from an old rail-line FKA Milwaukee Road AKA the Chicago Milwaukee st. Paul and Pacific Railroad, AKA the Chicago Milwaukee Saint Paul Railroad.

•Surface/Mineral ownership reports:: Examined real-estate title from patent to present day on properties of interest or recently signed to an agreement •Determined mineral/surface ownership & HBP, or prior lease status of those properties •Created Title packets of properties recently signed to a ROW agreement, or O&G Lease.•Completed run-sheets on all instruments adversely affecting properties (easements, ROW’s, Mortgages, Coal Conveyances, Liens, Judgments ) from patent to present• Used County tax records in several Ohio, and Pennsylvania counties to compile a database of parcel ownership within a specific predetermined Geographic grid provided by the client’s geologist.• Conducted a cursory Lease Take Off (L.T.O.) on all parcels listed from previously mentioned database that I had helped to create• Open, or un-leased acreage was split up, and assigned to myself, and other lease buyers to begin obtaining O&G leases for the client.• Determined mineral/surface ownership &whether, or not leases were Held by Production ( HBP), also determined prior lease status of acreage recently signed to a lease agreement• Ownership reports along with a full abstract from patent to present on acreage signed to our lease agreement were created so that client attorneys could give a Title Opinion.

• Performed thirty-year mineral ownership Reports & O&G lease checks on tax parcels throughout several Counties to determine if pursuing a new O&G lease on those parcels was a possibility, and if so make sure the correct mineral owner(s) are contacted.• Developed and implemented a strategy to acquire top-leases within three townships located in Belmont County, Ohio• Negotiated terms of lease, and top-leases including: Bonus Payments; Royalty Payments; Lease Terms and Addendums• Created daily contact reports outlining all pertinent information and documentation of potential land prospects and conveyed opinions to management on their viability.• Consulted the client as well as co-workers on Ohio Dormant Mineral Act O.D.M.A. issue. I basically helped determine whether or not the surface owners who had a claim to dormant minerals properly followed protocols set by the state of Ohio to obtain the minerals in question.

Consulted with area landowners on securing capitol for future O&G royalties. Generated contacts through the use of tax parcerl maps & marketing strategies. Made & presented a model to explain how royalty units are formed & then advised each indivdual landowner on what would be the best option for them to generate the most revenue for there property.

Represented the client to landowners in Monroe, Belmont, & Noble Counties, clarifying any issues, or questions while negotiating with both landowners and the client to reach a monetary lease agreement. Described the drilling process to landowners & explained the partnership aspect of leasing with an oil and gas Company. Explained aspects and repercussions of Ohio law and how it affects them. Discussed the company’s interest in oil/natural gas exploration and production with local landowners. I was used as a closer in difficult transactions with a mid-sized langroup .Due Diligence was performed on all Lease files confirming the aspects of mineral owner’s interest and interaction.

Worked as an abstractor with a small team of five individuals in several Ohio counties. Performing due diligence for a large O&G company that was interested in purchasing multiple leaseholds from several smaller O&G companies. My duties included running the assignment chain forward to verify the company's interest in deep rights then checking existing wells on that lease to determine the status. If everything checked out, I would then run the lessors title history to determine their interest in the lease.

Independently performed moderately difficult tasks in preparing small quantities of quickly prepared food such as steaks, chops, cutlets, hamburgers, eggs, salads and other similar items. Followed TM 10-410 Army Recipe's and have the knowledge and experience to adjust and prepare foods with rations on hand. As Sous chef or shift supervisor my duties included contingency planning, creating employee schedules, designing menus, ordering supplies with a military logistics officer and following all army guidelines for food service. Made sure operation ran smoothly while dealing with many cultural differences. I supervised 10 Afghan local nationals 2-3 Balkan & American cooks, 4-5 American food service workers and 2 Afghan/Balkan interpreters . Served between 500-1500 soldiers/ contractors daily.
