I used this to determine the best location and product to build our first development in Houston* I then worked with architects to have them design mid-rise condominium and attached town homes based on insights from that data within a constrained space and budget/revenue* Because of the innovative product the data suggested, ⇨ Surge Homes was inducted into the William S. Marvin Hall of Fame for Design Excellence by Builder magazine* I priced all of the different homes based on data* I was the sales manager. I set up a sales office from scratch. I wrote a sales training manual. I recruited sales staff. I trained them on how to sell these homes. I personally went onto the sales floor and sold homes to buyers at launch of the first community. Parc At Midtown was named ⇨ Fastest-Selling New "Attached Residential" Subdivision In Harris County (population 4.7M) in August 2016* I have built dozens of full financial models and pro formas for different real estate development projects. A pro forma forecasts costs and sales and cash flow and profits and IRR. It mixes equity and debt with bank finance.
