During the real estate crash in Hawaii, I was purchasing properties at foreclosure sale. I did a mixture of real estate development and investment on the island of Oahu. Most of the properties purchased were for investment. I also purchased properties, renovated them and flipped them and did gut rehabs for condo conversions. I also managed our rental properties and managed the construction and the sale of the developments. I did all the bookkeeping with the help of an assistant for the investors. Starting in 2005 during the peak of the market, we started selling most of our investments.
Greater Boston Area
During the real estate bust of the 1990's in the Boston area, I was purchasing foreclosures at auction and either kept the properties as rental units or flipped them for a profit. I was also a licensed sales agent, but mostly concentrated on investments. During this period I also developed a couple historic brownstones. Both involved zoning conversions and new building layouts. I designed the blueprints of the building for the new units and converted them to condos for resale. Between 1998 and 2001 I sold most of my Boston properties. During this period I had multiple partners that were investors and I managed all the bookkeeping for the investments.

Real estate investment and development in Worcester, MA. Co-owned and managed 30 rental units in Worcester. Assisted in the design of two condominium projects with approximately 30 units for each complex. Project was cancelled before building started since the real estate market declined.
