Elected roles are not for the faint hearted or indecisive. 2023 has been spent successfully selling property as investment, and retraining, via Massey Universities Certificate in Financial Advice. (achieved with an A average.)Prior experience includes 11 years managing sales and marketing of a then developing Retirement Village. Proven to be highly capable, consistently achieving sales of 40-50 units and exceeding $20mil year on year, maintaining very high levels of occupancy, while also serving on the Rodney Local Board.Business ownership, successfully establishing and operating a Real Estate office in Takapuana -Auckland. Running a Real Estate sales team and establishing and growing a Property Management roll. Managing a business, staff, sales and service roles. And when that was sold, managing and supporting Sales Teams for other Real Estate business.Before becoming involved professionally in property Steven spent time marketing/selling and supporting IT installations of digital recording/transcription and speech recognition. This included training with Philips in Austria on installation and operation of the then state of the art speech recognition offerings. He was also engaged to successfully launch Philips digital recording and speech recognition products to market by Forefront Technologies.With an interest in sports and construction Stevens' first roles included training scuba divers and retail sales, wholesale sporting equipment sales (brands included Kookaburra and Shimano) and then some time selling into the construction industry. Joinery and timber and hardware sales which gave him exposure to property and development and some of the opportunities therein.Since 2000 Steven has continued to study, including completing courses required to graduate with a Diploma in Business Studies (Property) and Certificate in Financial Advice through Massey University and in 2024 is enrolled to continue courses to complete the Diploma in Financial Advice.

And at times there will be individuals or groups that disagree. Prepared to 'test' by debate and spirted conversation has meant that Steven enjoyed this, at times very confronting and public, role. Reading and analyzing reports, speaking to people, being presented to and assimilating information and perspective and applying sound analysis and rational sense, is not something everyone is able to do consistently. Steven has this. In addition to 1000's of hours or reading and speaking to people, Steven also has the skill and capacity to speak clearly and articulate in language appropriate to the audience complex issues and the options and opportunities and challenges they present. The role has included speaking to public meetings, presenting to other Boards, working on specific Bylaws and projects and working with community groups to find way to problem solve with both community and internal issues.This role is unusual because most of the time there is little or no acknowledgement of a job well done. Steven has the ability and personality/nature to apply himself, do and promote what is rational, right and moral and not take negative commentary too personally, with realistic expectations of acknowledgement.

Excellent knowledge/understanding of the Retirement Villages Act and its application - this was a time it was not well understood. With a background in Real Estate and a thorough understanding of contract and property law Steven was able to assist people to understand and accept the License to Occupy concept and sell down a very large village. He was for 12 months heavily involved with sales in Auckland at Ellerslie and also assisted at Hobsonville and Whangarei and has a good understanding of these markets. Selling units at both end of the economic spectrum. Single bedroom entry level apartments or townhouses to penthouse suites.
