Program Manager, Houston Master Plan
Scope of Work: Houston Master Plan including the Headquarters Campus & Houston based Business Units Project Goals: Analyze, develop and implement a comprehensive long term Master Plan providing optionality for all future workplace needs ultimately resulting in a 3.2 million sq. ft. Master Plan. Areas include the renovation, transformation and expansion scenarios of a 35 year old campus creating a new standard of excellence for the corporate headquarters and the employees, and the relocation of a significant business unit into a new, off-site facility. Accomplishments: • Led a multi-disciplined AEC and internal team (nearly 200 people at peak) to evaluate and analyze all aspects of existing headquarters and its other Houston real estate including: > Decision and Risk Analysis to identify distinct, interesting, viable alternatives to rank priorities. > After tax NPV of lease vs. build scenarios > LEED certification best value and future operating costs > HSE and Sustainability against stringent corporate standards > Space Utilization Study of current workspace > Risk assessment and mitigation > Traffic Impact > Benchmarking against corporate peer group > Peer Reviews from multiple engineering disciplines• Directed Value Engineering throughout stages of planning to eliminate unnecessary costs.• Established and studied a year-long pilot of the presumed workplace design to test employee preferences, functionality and productivity enhancements.• Developed Guiding Principles, Project Execution Plan, and Project Controls safeguards. • Built flexibility into the plan to accommodate capital availability, lease terminations, occupied work areas, and expansion for future business needs.• Construction began on the first phases in 2014.
