About Steve Watten

I am a Board Certified transactional real estate and corporate law specialist with over 30 years of experience; however, I am also an experienced trial lawyer so I am able to provide litigation oversight and strategy in real estate and corporate matters.Generally, I have acquisition, disposition, financing, construction, title and leasing expertise and routinely represent owners, developers and tenants of retail, office, industrial and residential properties which include municipalities, pension systems, REIT's, healthcare and technology clients .I specialize in representing mortgage lending clients in origination and servicing capacities as well as REMIC transactions which includes both CMBS and RMBS loan structures. I have extensive experience assessing, documenting, litigating and resolving the myriad of issues incumbent in the commercial and residential mortgage lending areas. --In Residential and RMBS matters, I routinely address MERS,POA,HOA, COA, title insurance, lien priority, repurchase, foreclosure and other default related issues as well as state and federal mortgage lending regulations including CFPB actions and suits of all kinds; TILA/RESPA regulations; HMDA; HAMP, UDAAP, QM and RESPA (including QWR) and FCRA and debt collection under FDCPA as well as dealing with the plaintiff's bar and consumer advocates.--In Commercial and CMBS matters, I routinely address REMIC compliance issues, interpretation and enforcement of the PSA and MLPA and disputes between senior and junior bondholders and other capital stack participants. I am experienced in structuring and documenting complex workouts (A-B and other debt structures) as well as the guidance and oversight of the pre and post default and enforcement process. I am experienced in commercial and residential POA, HOA and COA creation, governance and enforcement.My mission is to provide common sense legal solutions to business problems in a way to make a positive impact on our client's bottom line.
