Directly responsible for all real estate activities for all of Canada, Texas, Oklahoma, Arkansas, Louisiana, Washington, Oregon, Idaho, Montana, Wyoming and Alaska, including site selection, lease negotiation, and asset issues.

Overall job responsibly is conceiving, managing, and executing multiple development projects of significant complexities, while executing Company’s business plan.Source, originate and contract for new development opportunities along with securing anchor commitments. Negotiate and direct Legal on land acquisition and joint venture transactions to insure adequate terms, contingencies, conditions, and timeframes. Also responsible for managing the regional team throughout a project, which includes: feasibility and financial analysis, design and layout, entitlement and permitting, physical due diligence, anchor documents, and closing the land acquisition. After acquiring land responsible for monitoring construction & leasing of the project to ensure we are on target with the approved budget and proforma. Approve all Tenant LOI and insure we have an appropriate marketing effort and promotion materials. Transitions property to Asset Management Team upon achieving stabilized lease-up.

Accountable for market strategies, site selection, negotiation, financial analysis, legal documentation, site design and all governmental entitlements for projects in California, Oregon, Washington, Alaska and Florida. Additional responsibilities include presentations to the Company’s Executive Committee, managing project timelines, external consultants and developing project entitlement strategies. Responsible for managing between 100-140 real estate projects in my territory and averaged 15-20 land closings a year with an average yearly capital expenditure of $600-$750 million. Responsible for negotiating with local governmental entities on appropriate conditions of approval while managing the project budget. Managing the project budget includes preparation of the return on investment model by developing projected gross margin, operating expenses, sales forecast, taxes and other core items while building consensus with the different departments.
