Working within Watts Manchester based commercial building surveying team predominantly on refurbishment and fit out projects in the retail, industrial, office, infrastructure and residential sectors. I have experience in, and regularly carry out building surveys, defect diagnosis and dilapidations work which often combine to provide a single point of contact for clients. In this role I am often expected to meet essential deadlines on which lease ends or other commercial factors rely on, offering advice from inception through to completion of a project. My role requires that I build strong working relationships with a variety of clients, suppliers, contractors and other professionals. Recent examples of my work include high street fit outs, office and industrial relocations in new build, existing and historic environments. More recently following changes to planning legislation I have been involved with office/residential conversion schemes.

Following successful completion of the APC I continued with similar projects, adding additional responsibilities and a varied workload where opportunity allowed.Working with a national housing provider I developed a new spacious and inviting reception concept for their supported housing schemes, successfully completing a number of refurbishments in the south of England. I worked on a number of large hostel remodelling schemes to allow efficient use of existing space in line with Local Authority supported housing requirements, resulting in leading the development of concept proposals for a 'flagship' scheme in central London.I regularly assisted the marketing team in the completion of PQQ's and bids outlining past experience and suitability for specific frameworks and projects. Towards the end of this period I was involved at interview stage for a London based refurbishment framework, and was willing to relocate to assist in its successful delivery. During this time I also developed my skills in an employers agent role on new build schemes, notably a small mixed use development and a shared site containing supported accommodation and a youth hub. As result of this experience I was able to advise a client on the potential and limitations of a small site in London being considered for acquisition. I further developed my role within the office environment by taking responsibility for the office quality assurance and assisting in the maintenance of the practice ISO9001 certification. This included regular advice to colleagues regarding the process and auditing on a quarterly basis. This role included sitting on and contributing to the company wide quality assurance steering group. Having completed my APC I actively assisted colleagues working towards Chartered status by reviewing their submission documents and sharing my knowledge and experiences of the process.

As a graduate surveyor having been appointed following a successful year out placement I worked in the housing sector. During this period I was working towards successful completion of the RICS Assessment of Professional Competence. Focusing mainly on delivery of refurbishment schemes valuing between £50k and £8m for a number of local registered social landlords. My responsibilities included a contract administrators role on large component replacement schemes, while working closely with the delivery team and managing a small number of colleagues. Likewise, I regularly worked on individual projects up to a value of £1m, taking responsibility for design, statutory compliance, procurement, cost monitoring and quality control. Projects included internal and external refurbishment to up to 650 occupied properties in a contract period, and environmental works to improve the appearance of neighbourhoods as part of larger master planning and regeneration schemes.During this period I expanded use of the companies shared file systems to new clients, allowing web based access to survey and product information to allow resident queries to be answered in a more efficient manner. I also developed my use of NBS specification writing software to assist in document preparation. Especially during the later part of this period I assisted the practice in training and passing on the benefit of my experience to graduate staff and year out placement students.

Following completion of the first and second years of my degree I undertook a year out placement prior to completing final year.During this placement I worked as an assistant in the delivery of decent homes component replacement schemes carrying out multiple surveys of occupied properties, as result producing accurate drawings in AutoCAD and detailed schedules of required works to achieve the requirements of the standard and occupational therapist recommendations in terms of aids and adaptations. I was given opportunity to assist in carrying out commercial building surveys and work on feasibility studies for refurbishment of large high rise residential buildings. This experience led to me being able to return to clients and other professionals involved to obtain different opinions and views whist writing my dissertation during final year.During this time I took the opportunity to apply and enhance what I had learnt during University, whilst expanding that knowledge and develop the skills required to operate successfully in a professional environment and in a variety of situations.
