My considerable property experience has provided me with the ability to add value to organisations with large and varied property portfolios.I am an experienced property professional with the ability to set clear strategies around property and how these strategies are incorporated into larger organisational strategies. My experience is across the board, with retail leasing, retail fitouts, store relocations, and lease terminations. In commercial property (office and industrial) I have taken the lead on purchasing and disposing of a significant number of properties, negotiating new leases and terminations. I have been involved in a number of property related projects including a $50M fitout of a large CBD building, $5M fitout in Sydney and a new purpose built building in Cairns for over $8M. In some cases these projects have required me to complete the business case and obtain Board approval to proceed and all aspects of the project to completion and handover to the user group.I will bring extensive property knowledge and ability to my next challenge.

These projects included:NSW Office Accommodation• Project Intent: To consolidate from two locationsinto one new location.• Sale of Clarence St: $31.5M (against a valuationof $28.7M)• Project Budget: $5.2M.• Final Cost: $4.0M• Budget underspend: $1.2M• Project Outcome: Successfully relocated 298staff over a weekend into the new premiseswithout any issues.• Leasing Project: Undertake a full site searchfor suitable office accommodation within theNSW CBD. This resulted in identifying 3 shortlisted properties and undertaking a full duediligence for each property, which includedfinancial as well as services. The outcome wasto seek Board Approval to enter into a new 10year lease commitment.• Fitout Construction Project: Once the leasewas approved by the Board and the spacesecure, I was responsible for the detaileddesign, construction & delivery of the fitout. Itook the lead role in the Project Control Groupand Chaired the Steering Committee for theProject.Cairns Wellness and Short Stay Centre.• Project Budget: $6.9M• Project Funding: Queensland Health ($5M),Department of Health and Ageing ($1.9M).• Project Status: Tenders for construction issued.• Project Timeline: Completion Oct 2013.• Project. The demolition of an existing building toconstruct a 44 suite and associated officeaccommodation in Cairns.Various Minor Projects• These included smaller fitout (or churn) projectsto the value of $750K, or new fitouts in moreremote or rural areas (ie Nowra NSW andDubbo NSW).

This role was set up to provide acoordinated approach, nationally for AssetManagement and Lease Management. Includedin the portfolio was motor vehicles and purchaseof IT equipment including mobile phones.• I had a staff of 8 staff reporting to this position.In addition, the State Property Managers havestaff reporting to them.• The main task was to produce an AssetStrategy for the total property portfolio, whichwhen I started comprised of 100 ownedproperties (worth approx. $150M) and approx.200 leased properties. The Strategy documentwas approved by an Asset ManagementCommittee of the National Board, which set outhow to manage the property portfolio from aCorporate Real Estate point of view.• In this Strategy, I was able to demonstrate thereasons behind a long term hold of ownedproperties and those properties that should beearmarked as short term hold, with the ability tosell down if and when necessary.• The Strategy also set out how to manage theportfolio within the normal Corporate RealEstate confines, which include normal PropertyManagement, Financial Management andFacilities Management.

The contract value at the time was inexcess of $2M.• The Government entered into a lease with ISPTPty Ltd to provide 50,000m2of office space onbehalf of the Department of Human Services(DHS). I acted as Project Principal on behalf ofthe Government, to ensure that the projectdelivered what the DHS required in terms of itsfitout and to ensure the landlord delivered thebuilding in accordance with the Agreement forLease. I was the government's representativeon the landlords Project Control Group.• I had the control over the internal capital worksbudget ($1.6M), which was used to maintain theowned portfolio annually.
