 D3 is a small firm specializing in high end custom homes, office and religious projects. Worked with principal architect to develop schematic designs for residential and commercial projects. Field inspection, measurement and documentation of as built drawings for existing buildings when required. Inspection included mechanical, plumbing and electrical equipment as well as lighting and ceiling layouts. Familiar with the building codes for NYS and many of the local municipalities.  Produced full site plan submissions for permitting to local building and county health departments for both residential & large commercial projects. Developed full sets of construction documents including foundation, floor, and reflected ceiling plans, as well as sections, detailing, elevations, plumbing, electrical and structural for both new and remodeled projects. Detailed wall sections, cabinets, selected fixtures, materials and finishes for interior and exterior projects.  Collaborated with contractors to provide design solutions to project questions from the field.
