Principal owner/operators of value-add multi-family, the Emerge companies were formed in 2013 to acquire & build/rennovate underperforming multi-family properties. From the ground up, my team & I raised $2 million equity & applied responsible leverage to create two real estate private equity ventures (Emerge Property, LLC & Emerge Development, LLC). With a background in finance, I combined institutional-scale discipline with a value-add business plan, to create alpha in local real estate markets. In 2017 our funds pivoted, into short-term rentals. Our staffing & operations evolved to best capture the opportunities in the growing AirBnB space, and our revenue/profits surged as a result. As Director of the companies, I managed operations, finance & treasury, investor reporting, marketing & sales functions. Hiring & HR fell under my purview, and I empowered key lieutenants with resources & autonomy to prosecute the business plan. Two General Partners were my constant soundboard for problem-solving, and we leaned on our Advisory Board for major capital decisions. In addition to the two private equity funds, we ran a construction services company that helped from design-to-leasing, and all the key building/rennovation functions in between. Sensing that the market was near-peak, we successfully closed the construction business, settling all liabilities. The funds took three years to liquidate, selling the most-profitable assets last. Both funds returned all capital to investors with respectable returns.

Responsible for BofA's Proactive Short Sale operations, including the MHA HAFA and Cooperative Short Sale programs. After developing the 'best-in-class' programs in Corporate Strategy, I went to the LOB and scaled up the operations with a network of 8 vendors to augment the internal FTE (300). Our approach introduced account ownership and performance management to an industry that largely relied on "pay-per-activity" models. Starting with a vision & mission statement, I recruited a senior management team with a track record of proven results in scaling up operations. Augmented with McKinsey & Co., we selected & trained 8 companies to perform the delicate act of late-stage default outreach. Our innovative approach was recognized by realtors and industry journals as the most pro-consumer solution to foreclosure alternatives. By offering a tangible value proposition (no deficiency, up to $30k relocation incentive) and a single point of contact, the customer experience turnaround was profound, which catapulted BofA from last place to first place, in the government short sale program (HAFA). My management team successfully navigated archetypal change in a risk-intolerant space, and has enjoyed lasting goodwill with our partners in audit/risk/legal/compliance. Through leveraging a "pay-for-performance" model, we successfully completed 40,000 short sales, and achieved $100bn of cost avoidance.As an Executive in Default Mortgage Servicing, I represented the LOB in speaking engagements at industry conferences, including Urban Land Institute, Five Star, MBA Servicing, & ABS.
