We assist owners, architects and general contractors in their project pursuits from the early Rough Order of Magnitude phase, then Conceptual Design through 100% Construction Documents. We have worked within all types of project delivery methods; Bid-Build, Design-Build with CM, CMAR, Integrated Project Delivery Method. We also understand contract types and have worked within: GMP/Fixed-Price/Lump Sum, Unit Price and Cost Plus. Jokake was one of Sullinovation's first clients. Scopes of work included typical estimating functions, as well as representing Jokake's best interests in Design-Build, Negotiated and Select Bid scenarios. Reported to Sr. VP and President.

Responsible for all aspects of estimating from Program and Conceptual budgeting to Construction Document final estimates. Lead teams of three to four estimators. Integral part of the business development team in acquiring projects. After contract award, became the client’s main contact until transition to field operations. Responsible for servicing several client accounts. Worked closely with marketing to assist in client acquisition and retention. Conducted value engineering and value analysis. Mentored junior estimators, emphasizing pride of work and professional products. Late 2008 and early 2009 facilitated several LEED courses for A&P personnel, clients and outside architectural teams. Streamlined A&P’s hard bid procedures and created new bidding methodology. Upon joining A&P, was influential in promoting and implementing a new quantification software, On Screen Takeoff, company wide. Conducted OST training seminars for each region’s estimators. Created A&P’s OST take off database and procedures that are still in use.

Assisted the Sr. Estimator in preparing budgets. Performed quantification and budget pricing for assigned scopes. Ensured program parameters and tracked multiple revisions. When necessary, assisted in presentations with owners and owner's representatives. Reviewed and coordinated task proposal specifications and drawings. Established a group a qualified subcontractors. Performed site visits as needed. Issued RFPs and RFQs. Created and reviewed subcontractor analysis/tabulation sheets. Reviewed subcontractor's complete scope of work. Proposed any cost reduction or value analysis. Coordinated with the team to ensure proper scope coverage. Coordinated with Operations and performed buyout of project assignments.

As Field Superintendent and Field Engineer; supervised 18-27 drilling crews and associated inspectors and biological/archeological monitors, coordinated field leads and managed issues with governing authorities. Maintained schedule and performed cost reporting, daily and weekly. Direct report to segment Project Engineer.As Project Contracts Manager; managed prime subcontracts with a staff of five, conducted project estimating and subcontracting, maintained segment financial oversight and project integration.
