The organisation has a major focus on the following departments as outlined below;• Valuations and feasibility studies;• Building and Facility Consultancy and;• Project Sales and Marketing.To be a holistic service provider in the wider market, Project Management and Cost Consultancy service line was introduced by Land Sterling (LS) in the third quarter (Q3) of 2021.Land Sterling Project Management (LSPM) acquired Aspect Project Management (APM) in Q1 of 2022 and due to restructuring strategy adopted by the board of directors, I was appointed by LSPM in the final quarter (Q4) of 2022 to lead the integration of APM employees into LSPM and lead the Project Management and Cost Consultancy department in the capacity of Director – Project Management.As the Director - Project Management, I am accountable for the business planning, development, operational efficiency, recruitment forecast, cash flow projections and profit and loss statement of the organisation along with the integration of fifteen team members comprises of administrative to operations team.

Lead the growth and development strategies for an integrated approach for different verticals with a main focus on Project Management & Cost Consultancy and Building & Facilities Consultancy.

As part of the business strategy, I was handling dual roles allocating 60% of my time as Senior Development and Project Manager and 40% of my time as Head of Real Estate Consulting – Technical Due Diligence.Key ResponsibilitiesCoordination with key stakeholders to identify the project requirements and prepare the project brief.Shortlist and selection of architectural and interior designers based on the project (F&B, commercial, retail etc.)Administer the detailed architectural, interior design and MEP from the conceptual phase with multiple workshops until preparation of construction documents for rollout.Meetings with mall management and landlord representatives to ensure standards that are set in the manuals are incorporated.Shortlist of contractors based on expertise and technical evaluation scorecard.Oversee the preparation of RFP (Request for Proposals) and tender documents for the shortlisted contractors and preparation of tender comparison for the final approval based on commercial and technical evaluations.Oversee the development of the project schedule and ensure the projects are completed on time, cost and quality.Collaborate with construction managers during the construction administration phase and provide practical solutions to issues that may arise during execution, in terms of design and constructability Present periodic dashboard reports on the current program keeping the stakeholders informed about the project in terms of timeline, cost and risks.Oversee the handover process and ensure all requirements as per the Client, Mall Management and Authority requirements are adhered to.Preparation of Final closeout report along with the commercial analysis.

Spearhead the rollout of the Technical Due Diligence service line within UAE, KSA, Oman and Qatar markets in coordination with the team in Germany. Preparation of marketing documents and presentations which are used as the sales pitch for technical due diligence. Development of a standardized scope of work and delivery methodology like a report structure was created that was in compliance with RICS standards.Responsible for the complete P&L of the service line not limited to, training, project acquisition, delivery and final closeout.Constant engagement with REIT funds and Banking institutions to introduce the service line and be part of the bidding process.Supervise the preparation of the proposals and finalize the commercial and completion dates.Lead the site visit and preparation of final reports as per the objectives defined in the proposal.Closeout of the assignments and issuance of final payments.

Lead medium and large scale fit-out and refurbishment projects for numerous clients using standard project management tools. Preparation of Client brief which is used as the basis to prepare the initial budget and timeline for the project. Shortlist of Architects / Interior designers, MEP Consultants and Contractors.

SIDE International part of Drees & Sommer. As a Project Manger responsible for the delivery of the services to be provided to the client, throughout the duration of the agreement which typically includes; services to be provided pre and post contract, including design, construction, procurement, cost management, administration of the construction contract and construction supervision, through to testing and commissioning, close-out and handover of completed projects to the client.

Lead a team of 10 Mechanical engineers and 30 staff to cater to Mechanical services for interior fit-out. The team comprised of estimation, design and site engineers.Key ResponsibilitiesTo filter the enquiries based on the priorities and nature, identify the scope & feasibility of the project as per the client requirement, and assign to the Estimation Engineers to prepare accurate & cost-effective estimation and ensure timely submission of quotes.Heading the Engineering team and responsible from the tendering stage to the final handover of the project.Responsible for finalizing the subcontractors to outsource the installation works, analysing the performance and making sure the on-time completion of the project.Responsible for management of the staff recruitment, selection, training/ development as required for In-House and managing the outsourced contractors and staff.Prepare routine project progress reports, with the objective of keeping the management informed about all issues & progress of projects.Interacting with the sales team and the client directly to understand the requirement and provide a feasible solution based on budget.Coordination with suppliers for lead time and prices of equipment's.Liaising with the consultant for material submittal and drawing submittal approvals.Checking the progress of activities and payment certification with the sub-contractors.Testing and Commissioning and final approval of the client/ consultant for final payment certification.

With the merger of Al Reyami Electromechanical and Al Reyami Facilities management, was shortlisted as a candidate to ensure a smooth transition and knowledge transfer of the best practices inculcated in the Al Reyami Electromechanical for a period of 1 year. Was involved in compiling standard operating procedures, bidding strategy and Client management.
