When a borrower decides to purchase a unit in a condominium complex, I would underwrite the condominium project to ensure they are in compliance with Fannie Mae or Freddie Mac guidelines and/or investor guidelines (ie. US Bank, Wells Fargo, SunTrust, etc). The following items were reviewed - *Project's insurance policy (Liability, Property, Fidelity, Flood)*Project's annual budget*Project's Executed & Recorded Declarations and any Amendments they may have*A questionnaire required by the agencies and/or investors*Property appraisal for subject unit*Title Commitment for subject unit*Borrower's own insurance policy (if required)Once all required documents have been reviewed, as long as they all comply with agency/investor guidelines, a condo warranty was signed and the project was approved. Therefore Cornerstone Home Lending, Inc. could finance the loan for that borrower purchasing a condominium unit.If for some reason the project did not comply with agency/investor guidelines, I would obtain the proper documentation to clear what may be an issue by contacting the HOA/Management Company of the condominium project or the Insurance Company (whomever the issue was with) or see what could be done to resolve the issue so the project would be in compliance with the guidelines going forward (ie. if there's an issue with an insurance policy not having enough coverage, I would contact the HOA/Management Company to see if they'd be willing to add a certain endorsement or increase their coverage so they could be in compliance with Fannie Mae or Freddie Mac).
