Directed organization's staff in the recruitment of foster families and volunteers and offering of unique educational programs and services in support of foster, adoptive and relative caregivers. Established a network of churches that act as the organization’s satellite locations throughout its region of San Mateo and Santa Clara counties for recruitment, training and support efforts. Deploys an extensive volunteer core to serve at respite-focused and other support programs and events for caregivers. Successfully created, procured funding, staffed and launched "M-Power", an original curriculum for a monthly life skills class for children ages 6-11 years. Collaborated with agency and county staff to keep pace with government policies and cutbacks that have decreased child removal and increased the wraparound services approach to foster care. Implemented corresponding expansion of services to include children still living in their biological home but at-risk of abuse or neglect. Consistently exercised good stewardship by increasing revenues yet maintaining historical expenses despite implementation of new programs and services.

Client services included the research, review and documentation of virtually all aspects of commercial real estate transactions including lease administration, client relations, property inspection, financial analysis, leasing, marketing, loan funding, escrow, title insurance, and third-party disclosures. Assisted clients with implementation of system solutions such as record retention, lease and contract abstraction as well as in-house staff or team reporting responsibilities for investor relations, property and project management.

Responsible for the administration of all campus operations at one of the largest Christian churches in the country. Oversaw safety and security, information technology, buildings and grounds management, purchasing, scheduling of facilities, food and hospitality services for 3,000/month, event and volunteer management, and third-party contractors with 6 direct reports and staff of 19. Implemented a privately funded 300% overall corporate staff and corresponding facility expansion including the negotiation of new and existing leases, tenant improvement design and build, acquisition of custom workstations, furnishings and IT equipment. Managed the development of the off-site Glenwood mixed use residential and meeting facility from shell to completion, oversaw construction of special-use improvements such as a full-service commercial kitchen, installation of a state-of-the-art audio-visual recording studio, performance-quality lighting and soundboard at the main facility. Authored and implemented corporate operations manual with corresponding web-based requisition forms and tracking systems. Created the Family of God (FOG) Diner, a donation-only Saturday evening dinner program with a volunteer staff of over 30 in kitchen and service roles that consistently served over 300 meals each week.

Joined J. Volckmann & Associates, Inc. following an independent consulting contract for marketing and leasing of its commercial properties. In 1994, became COO of its newly created affiliate, Lalanne Volckmann, and effected the merger of two privately-held real estate investment companies and their assets under management. Corporate responsibilities included staffing, training and development of new office systems, ongoing supervision of the administrative and accounting staff as well as the property management in-house staff and out-of-state third party contractors. Concurrently served as asset manager, overseeing commercial property leasing, capital improvements, sale, refinance, budgeting and financial reporting, cash management, and investor relations for the portfolio comprising approximately 1.75 million square feet of office and retail properties. Maintained property occupancy in excess of 97% while reducing operating expenses for five consecutive years. Identified and successfully implemented value-added measures such as change of use and conversion of common areas to tenant space.

Founding partner and principal shareholder of the boutique commercial development company focusing on specialty use projects, including the San Francisco Medical Center and the Sony Metreon. Responsibilities included oversight of corporate operations re: acquisition of commercial properties, due diligence for project finance and partnership capitalization (formerly NASD licensed securities salesperson), and investor reporting as the managing general partner for privately-held real estate limited partnerships. Directed the property management and leasing activities for over 1.5 million square feet of commercial office and retail space.
