Property Management/Human Resources for HUD Housing facility. In 2010 after an audit of that location in preparation of an upcoming REAC and MOR review; I was offered the opportunity to relocate and assume the role of Administrator of this low income housing property in Victoria Park that suffered years under poor management. As a HUD 202/8 property we primarily rent to seniors and disabled applicants. In this role I supervised a staff of 10 to support a 257 unit complex inclusive of 31 total building of which 18 are resident occupied. Within the property there are 3 laundry rooms, library, community room, beauty salon, convenience store, Olympic size pool and 8 separate dock rental slips to accommodate vessels up to 50ft long. The property has 10 elevators to connect residents from building to building and no chiller systems but individual ACs. Primary responsibility is maintaining occupancy, the grounds and individual units to remain in compliance with county and HUD guidelines. In addition to the supervision of staff and grounds I also kept an eye on my budget to ensure we continued to be good stewards of our finances by either hiring qualified staff with different areas of expertise or selecting outside reasonably priced vendors with good references for quality work.Consistently maintaining high 90's A or B REAC scores; enabled the owners to continue to purchase more properties and receive quicker approvals for future funding projects. After having a recent ownership change we still were able to score this May; a high 93B on our recent REAC, True team player and jack of all trades. Familiar with marketing, providing constant backup for leasing and use of OneSite and RealPage systems to input and process data on each applicant and resident. A hands on manager used to working side by side with all positions from Maintenance to Front Desk to Security. Recently enrolled and completed the Community Association Manager's course.

From 2001 thru 2010 I worked in our corporate office in Orlando, FL as Human Resources Generalist supporting close to 50 properties statewide. Travel and work from various locations within the state. Create and update policies and procedures and job descriptions. Process payroll for our the 12 rental retirement communities as well as for our corporate office. Backup to Benefits Coordinator during vacation and open enrollment season. Maintain Ultimate Software (Ultipro) as HRIS/Payroll system. Update and maintain compensation ranges for all positions within the organization by performing salary surveys and market analysis. Prepare and process EEOC-1 report, unemployment claims, industry benefit reports as well as New Hire Reporting for the state. Conduct orientation for corporate and management staff. Serve on wellness committee promoting various events to keep our employees health conscious and keep our experience rating down. Assist with employee issues and investigations. Main HR support to our Low Income Rental Retirement Communities in areas related primarily for the employee and at times the resident. Volunteering throughout the year to do special projects for seniors in our communities.
