Oversees and exclusively manages approximately 600,000sf consisting of Office, Office Condos as well as Day Care Facilities. Reports • YARDI Program• Real Estate Taxes (assist Tax Consultant on compiling leasing information for each Tenant/Building) • Time Sheets and weekly maintenance allocation for each property• Maintain and oversee Denver Petty Cash accountProperty Operation and Tenant Responsibilities:• Maintain Tenant/Vendor relations; Handles all Tenant calls as well as Tenant Service Requests; Conduct final walk thru / move-outs; Address issues pertaining to lease agreements; Prepare suite vacancies for leasing and new Tenant move ins; Welcome packets and Assists new Tenants with move-ins; Issue and track all C.D.M's and prepare Lease Abstracts; Issue and enforce 3-Day Demands on delinq; Enforce bldg rules and regs; • Attend TI Mtgs/Punch List Mtgs; Conduct bldg /ste inspections; Direct and monitor maint staff on projects, track budgeted tasks and maintaining timelines, Tenant’s service request and work flow; Oversee projects and renovations; Coordinates special Tenant proj; Responsible for access card/camera security system (includes Tenant access, time schedules, access cards, event logs); Track security patrols• Process all Tenant / Vendor Insurance certificates; Maintain Tenant and Vendor contact lists; Created Building Emergency Manuals for each building and distributed to each Tenant; Initiate Recycling Program for each property; On-going projects to improve “Green” image
