Leads the development, implementation and oversight of short and long-term planning goals designed to effectively utilize existing office space and acquire new as needed for all facilities rented or owned nationwide. This includes tasks that analyze and forecast potential space use changes; ensure that cohesive collaboration with respect to office environments are being met; works closely with managers on office moves, initiatives, problem solving; development and management of company-wide policies and procedures; planning, developing and implementing standards, and systems designed to increase overall effectiveness and optimization of facilities. Develops the strategy associated with all real estate transactions, including the review and negotiation of office lease agreements to determine space needs, site location and selection; evaluates budgetary projections and monitors associated financial costs to inform the annual budget, impacts of office moves or renovation for space and occupancy planning and auditing requirements; cost estimates on equipment, labor and materials; works with vendors to develop space change plans and improvements.Organizes and oversees staff moves and provisional facility’s needs, renovation or space allocation and use changes; all building and site data, documentation and reporting including plans, drawings, specifications and construction documents; works with general contractors, architects, furniture designers and coordination with landlords; ensures that optimization and standards of maintenance, building space allocation, layout, communications, HVAC, power, other general building systems (telecommunications, network ports, security systems, electrical, mechanical, and general building operations support systems) is met.Oversees the maintenance of current records and documentation to track updates of changes to all facilities and systems, including updates to property records using asset management tracking software.
