Developed and expedited an accelerated schedule for constructing FedEx Ground package distribution center pad, at client request to compressed grading timeframe, improved utilization of self performed labor, equipment and trucking resources that completed the building pad in time for steel delivery.

Managed and controlled the design-build commercial development cost exposure risk, thru architectural & engineering design phases and tenant criteria changes, by estimating & budgeting each design phase and major changes, resulted in awarding site and building trade contracts within budget. Managed and delivered parcels for Target, Lowe’s, Sam’s Club, Ukrop’s, JCPenney & ten restaurant outparcels, in accordance with purchase agreement requirements & restrictions, by directing civil engineer site parcel design and supervising compliance during construction, achieving ultimate parcel acceptance.

Directed the general contractor in the construction of Ballston Common Mall expansion in Arlington, Virginia, a $10,000,000 restaurant/theater podium supporting a $29,000,000 office building. Negotiated with office-building developer the building costs as basis for turnkey purchase price, resulting in $5,300,000 sale of air rights. Managed project team compliance with developer’s criteria, achieving building acceptance on schedule and within budget.

Managed as a general contractor, building and site trade contractors to construct Galleria at Sunset, a $35,000,000 regional shopping mall for 110 retail tenants, four department stores and outparcel land development on a 123-acre site in Henderson, Nevada.
