• Provide managerial counsel to Community Associations while managing the day to day operations of the properties and executing the decisions directed by the Board of Directors • Manage customer calls and provide association information to homeowners • Produce professional Board Reports; attend Board meetings, offer support and recommendations according to governing documents of each community and the Va State Statutes• Oversee compliance with association covenants and restrictions• Oversee and supervise maintenance repairs of common area property elements• Obtain proposals for major projects and infrastructure repairs and replacement • Draft budgets and implement final budget as the financial plan for the community• Oversee attorney collection efforts and gather legal opinions when appropriate• Manage Reserve Schedule • Manage several developing properties and have assisted with transition to Homeowner Board including training new Board of Directors. Initialized start up service contracts for the Association(s), including grounds, Audit, insurance and the initial Reserve Study. Retained legal services in their behalf and had the required Policy Resolutions provided.
