Select monthly statistical/random loan samples to send to 3rd party QC vendor. Ensure that percentage of loans selected to be sent the vendor for QC review is at least 10% of the monthly funded loan sample. Track the turn times to make sure vendor completes the loan reviews within the timeframes negotiated in contract. Review all findings and vet results including compliance and TRID findings. Track and monitor findings missed by internal QC, vendor missed findings, and loans with 0 findings. Prepare a monthly performance review and summary power point presentation for each QC vendor. Schedule and facilitate monthly meetings to discuss vendor performance with third party vendor. Schedule and facilitate monthly meeting with the line of business to discuss all QC findings. Daily review of internal guidelines as well as FNMA and HUD guidelines to stay up to date on any guideline changes. I am an expert at reading guidelines and identifying gaps in policies and procedures. I have taken classes in reference to TRID and am knowledgeable on the CD and LE compliance reviews.

Review funded loans both statistical and discretionary to ensure all loans are in compliance with Fannie Mae selling guide as well as internal overlays provided by Capital One. The review was a full comprehensive re-underwrite of a funded loan. The loan review includes confirming state specific disclosures sent within 3 days of the loan application, as well as checking for any GFE violations causing a cure to be paid to the borrower. Review TIL to make sure no TIL/APR violations. Review, documents to ensure no errors with system in regards to malfunction of internal lending operation system. Review liabilities and income to ensure that all ratios are in guidelines. Review appraisal to make sure no discrepancies in any documentation associated with subject property albeit address, description, adjustments, comparables, and current owners. Review home owners insurance for accuracy as well as escrows to make sure escrows collected on final HUD are accurate. Also review title preliminary and final to ensure Capital One in first lien position. Verify employment and any gaps in employment that would result in the borrower not being QM compliant. Re-calculation of income to confirm income was correctly calculated. Confirm LTV/CLTV. Search current property to ensure no red flags current. Review post closing credit report to ensure that borrower did not open new credit prior to note date.
