A second site with 41 properties involved a development with a block of flats, garage block, houses and bungalows in a cul-de-sac and the third site was a smaller block of 8 flats within their own grounds with gardens and car parking.As well as managing the individual tenancies and property maintenance at each of these sites, responsible for maintenance of communal areas and grounds, managing gardeners, cleaners and general repairs as well as assisting our building surveying team with larger projects and of course internal and external decoration of blocks.Ordering works with approved contractors, giving specific timeframes, checking work is done correctly and authorising invoices and dealing with difficult tenants and sensitive situations. I reported to them every six weeks within a board meeting setting, recommending works to be considered, along with rent roll, arrears and void figures to assist in their budgeting. Managing the sites included regular site inspections for health and safety issues, checking on the quality of gardening and cleaning services etc. I also attended tenant association meetings.I also managed a further 85 properties for five other clients, dealing with the day to day maintenance and repairs, liaising with contractors to ensure job deadlines are met. Property visits were planned to supervise and oversee the upkeep.
