These developments are incredibly unique in many ways- budget, location, layers of financing, compliance layers, staffing, senior housing, family housing, permanent supportive housing, formerly homeless housing etc. It means each day is totally different from the next and to say that I am kept on my toes feels like an understatement. I create the budgets and work with the owners to determine all property decisions. I support my staff with training, compliance, and an ear to listen. Managed various Los Angeles County Public Housing Developments. These Developments range in size from 300 to 700 units, and includes both senior and family sites. Assisted with updating performance plans, procedure manuals, and safety initiatives. Performed several compliance duties such as auditing move out accounting and reporting debts to HUD. Spearheaded the Quality Control process we used to ensure tenant files are completed in line with Public Housing regulations, state and federal regulations, and our own internal policies. Led monthly training sessions for staff, we discuss audit findings, policy changes, and best practices. Served as the Hearing Officer for our tenants and mediate grievances between the residents and Housing Authority. Assisted Maintenance Staff with inspections and regulatory compliance issues. Began the process of writing Standard Operating Procedures for the agency.

I cultivated a safe, clean, and healthy living environment for all my residents. I managed today to day operations on site. Inspected 140 units and all major building systems quarterly to ensure the building is functioning as designed. Recertified all tenants annually to adjust rent and obtain most current income and contact information. I created a preventative maintenance schedule to be implemented by staff to ensure building is up to code. I evaluated staff annually, trained members on Fair Housing Laws, company compliance information, and motivate individuals to meet professional and personal goals. I performed all lease in duties from managing our waitlist to the delivery of keys. Maintained high tenant relations by addressing any issues quickly and respectfully. Budgeted property funds to include expenses, repairs, resident’s activities, and other various incidentals. Collected, deposited, and entered rent into property management software. Hosted events to build sense of community including workshops on health, movie nights, and various holiday parties. Scheduled vendor visits, analyze competing bids for jobs, and oversee the completion of projects to ensure we stay on budget and on intended timeline. Attended local town hall meetings and city council meetings when matters concerning the local area arise in order to advocate for the owners and tenants. Reviewed vendor and service contracts annually to ensure efficiency in pricing and quality of work.

I created and implemented activity programs across five senior and disabled low-income government subsidized housing complexes in the Los Angeles area. Designed programs for safety preparedness by leading various workshops to educate residents. I organized large group tours and trips for residents. I assisted the Regional Manager in preparing memos and other training material that went out to staff and tenants. I assembled and wrote a monthly newsletter that was distributed to all residents informing them of upcoming events, featuring a “Resident of the Month,” and included articles of interest. I created and designed marketing material in the form of posters, folders, t-shirts, and window art for the company brand.
