Manage and coordinate projects from bid to completion. Gather and negotiate quotes and bids, issue contracts and purchase orders. Issue RFIs as needed and provide submittals on products for use. Submit billings and schedules to project owner and track payments and correspondence. Work with project foreman to ensure project stays on track with the initial schedule and solve issues as they come up. Meet with project owners, representatives and management to ensure everything tracked and discussed. Create CAD models for heavy equipment handling earthwork. Prepare and submit final as built drawings on projects. Preform takeoffs and rough budget calculations to ensure project is feasible and value engineer projects to determine cost savings to increase project revenues. Work with estimator to understand how the project was bid and assist with takeoffs and estimating as needed. Work up and submit any change orders and estimates during the course of construction.

Manage 3-5 residential housing tracts in various stages of construction from site development to finished home. Work directly with the Engineer and Architect to ensure plans are complete and conform with city or county requirements. Submit plans to all required agencies and obtain any necessary permits for construction. Solicit bids from subcontractors for all trades and issue corresponding contracts to the contractor best suited and priced for the scope of work. Create and manage budgets and schedules to track project performance. Work with project superintendent to manage construction and ensure we have a cohesive team to complete the project on budget and within the schedule. Schedule weekly meetings with subcontractors to resolve any field issues promptly. Meet with the sales team on a regular basis to ensure their needs are met and inform them of project status so they can issue accurate contracts to home buyers. Manage any change orders and RFIs. Work with project accountant to ensure subcontractor billings are correct and approved for payment. Update management on a weekly basis of hits and misses of the projects. Handle project closeout including final city sign off and bond releases.
