- BlackRock Consultant underwriting commercial real estate loans and valuing assets in Agency and securitized CMBS transactions. - Provided consulting services for a specialized construction company and a telecom company specializing in co-location services.

- Renovated and remarketed a 385,000 SF office/telecom building. Renovations totaled $6M including new entry lobby finishes, security station, retail space on main level, security access control system, windows and HVAC. Designed to achieve LEED CI designation in remodeled areas. Added 6000 KVA of base building power capacity (12,000 amps) and two 2 Meg.

- Directed a 1.2M SF portfolio of office and retail properties. Staff included three property managers, two leasing agents, and a chief building engineer.- Identified a feasible conversion of the Carnegie Building from office to hospitality and selected the firm to market the property. - Administered the quarterly and annual valuations of loan portfolios for CIGNA, Equitable Life, & Swiss Re- Represented CapMark with the MBA and CMSA trade associations. Participated in the development of a Standard Property Inspection Form, Special Borrower Requests Checklist, and Watch List Criteria.- Active member of the Lend Lease FNMA Risk Management.

- Assembled and directed a team of 45 real estate professionals providing asset management for a portfolio of 168 contracts with 8,800 assets totaling $65B. - Member of the Lend Lease FNMA Risk Management and the CapMark Loan Monitoring Committees.- Administered CMBS P&I and Property Protection advances totaling $42M on 135 loans.- Oversaw the processing.

- Supervised the asset management of 5 RTC seller financed transactions with a combined value of $474M. The transaction contracts were administered by four asset managers and generated annual revenue of $2M. - Directed the asset management for the Pennsylvania Commissioner of Insurance at Fidelity Mutual Life.
